Now our choice for James - Boca Greens in Boca Raton - may surprise you. Why? Because he wasn’t a golfer, tennis player, or pickleball player. Of course, he wasn’t closed to trying those things out, but it was all in the air – something for future consideration. Indeed, after much discussion, we learned that James’ priorities were a big garden with a tropical feel, a swimming pool in the backyard, and good schools. He also desired a young community to meet new friends. However, one might question if it makes sense to pay steep CC fees and non-refundable entry in the thousands of dollars to socialize and network. The answer is you’re not paying those charges in Boca Greens - one of the very few Country Club communities that welcome residents without making it compulsory to take up equity membership.
So, it meant James could buy a house of 2,500 square feet (UA) with everything he wanted (plus a screened porch) for $950,000 (i.e., he insisted on staying under $1 million.) Although the 1980s homes are Addison Mizner traditional with Mediterranean architecture, many homeowners have updated them to some degree. As a result, James bought a pristinely maintained lakeside house with renovated impact windows and a few modern upgrades.
Even in the 2022 hot real estate market, Boca Greens homes for sale seldom go above $400 per square foot (UA), though a total renovation has smashed that barrier. Thus, we spotted it as tremendous bargain value at current pricing. The massive bonus for James was that he could bide his time on joining the CC but still immerse the family in the engaging, social lifestyle that CCs are famous for. All the top contenders in the race were tennis-centric communities with other luxury amenities. Granted, they all offered reasonable home values and low HOAs, but James preferred the enclave that offered a broader selection of sports activities.
We also took him downtown to compare SF residence living to an affordable condo lifestyle, with big city action and hundreds of restaurants on one’s doorstep. It wasn’t for him in the end, but Palmetto Place did impress him as a viable option.
Our team ruled out resort-style SF communities like Toll Brothers developments - Azura, The Preserve, Royal Palm Polo, and GL Homes' - Boca Bridges, Seven Bridges, and Lotus. The prices were well over $1 million (starting), and monthly HOA fees were four times Boca Greens. For the same reason, waterway neighborhoods such as Golden Harbour, Boca Harbour, and Boca Bay Colony never entered the equation (i.e., zero HOA fees but prices starting at well above a million.)
