When people discuss iconic estate homes, billionaire and multi-millionaire families, seclusion, and exclusivity in South Florida, Le Lac in Boca Raton is inevitably in the conversation. We're talking about 200 acres of prime real estate centrally located in the city, the eastern neighbor of Royal Palm Polo, with a single 24/7 guardhouse entry off Clint Moore (between Jog Road and Military Trail). Moreover, the latter connects to another street (i.e., Maxwell Drive), impossible to see unless you know about it. Indeed, It stands apart from anything else in the Boca Raton - Delray Beach corridor, including the most prestigious country clubs (CCs) like Addison Reserve (two miles away) and Broken Sound.
Like Horseshoe Acres - an equestrian community with five-acre lots - Le Lac shuns resort-like facilities. It also excludes the CC "every convenience at your fingertips" models that appeal to droves of Boca/Delray residents. When you zone in on Homes For sale in Le Lac, vast clubhouses, valet service, fitness centers, and in-community eateries are out of the question. In addition, community tennis, basketball, spas, and Cancun-style pool settings don't exist. Instead, you get privacy, security, and common area maintenance, and that's the complete package. So, one may well ask, what's the big fuss all about, and why does Forbes rate it as one of the ten best gated communities in the USA?
Well, location for one. Le Lac is near numerous private golf and tennis memberships, every city convenience, hundreds of restaurants, and A-rated public schools (see below). Also, it's a few minutes drive to the nearest white sand beaches and healthcare facilities. Again you might respond, "That's great, but the communities mentioned above are a "stone's throw" from Le Lac." And so are others like Seasons, Fieldbrook Estates with acre lots, Woodfield CC, and Toll Brothers development Azura. Thus, they're all as conveniently located, alongside other compelling benefits. So, what's this neighborhood's magic everyone raves about?"
Here’s how we see it: Over the years, the community has earned the reputation for offering thirty-two resident owners homesteads ranging from one to twelve acres positioned on interconnected waterways occupying twenty-five percent of the two hundred acres. These property assets (4000 sq. ft. under air (UA) to 45,000 sq. ft.) are mostly compounds - not houses. They feature expansive guest accommodations, private tennis, and basketball courts, kids' playgrounds, and in-door technology-centric gyms. Indeed, a few even have their own secluded sandy beaches. In addition, the central lake is massive, permitting homeowners and their guests to water and jet ski, canoe, and kayak at their leisure. These benefits are unique, earmarking it as the only gated community that allows this level of outdoor water activity. Moreover, the latter doesn't bother resident neighbors because Le Lac's open spaces permit it as a seamless luxury. The tropical foliage thrives in this community, covering palatial gardens, treed streets and sidewalks, and trails around the lakes.
Many residents belong to the Dell-owned Boca Raton Resort and Club to dock their sea-going yachts and enjoy the ocean experience at its best. Notably, the distance away is only ten miles. In addition, getting to Boca's airport, a robust hub for private jets, takes a speedy thirteen minutes. Once again, this emphasizes the top-notch business and relaxation amenities accessible to residents.
If the HOA levies are a worry, you should probably not be considering this community. Nonetheless, the fees at $1,125 monthly and zero equity are substantially less than CCs that can exceed $5000 per month (plus non-refundable equity payments of $100,000 or more). As you can imagine, home sales occur only occasionally, the most recent being residences measuring:
A 2.3-acre waterfront lot for $2,700,000 also changed hands in December. The only property on offer currently (i.e., August 2022) is an approximate seven-acre lot going at $1,000,000 per acre. In our view, the best option for interested buyers is to purchase land and build a customized residence. However one decides, an estate home or multi-acre lot, it takes patience, negotiation skills, and lots of money to contemplate enticing possibilities in this truly one-of-a-kind community. Other "no-amenities-on-a community-level" super-luxury home enclaves worth looking at are: Foxe Chase, Fieldbrook Estates (intensive security), Horseshoe Acres (unmonitored entry for residents and visitors), especially if you're into farming fruit trees and horses.
Where you live in Boca Raton determines which public schools your children may attend, and this in turn effects real estate values. Homes in Le Lac are zoned for the following Palm Beach County school districts:
