As a result, it has become a significant hub attracting homebuyers looking for a combination of extraordinary facilities, space, and an upgraded lifestyle.

Homes For sale in Lotus are the latest to join the GL Homes community production, with 805 sites completed. Like all the other GL projects, Lotus enjoys round-the-clock guardhouse security with a single entry point on Lyons Road. The only developer houses left over are show models scheduled for sale in August 2022. In addition, a few lakefront and garden view residences, many with private pools, compete with the latter on the MLS, placed there by homeowners who transacted with GL originally. Indeed, the secondary market for Lotus houses is thriving post-COVID-19 as Boca real estate trends upward.

The Lotus model designs are a substantial departure from the Mizner-Mediterranean-Spanish Colonial look that marks many prestigious Boca neighborhoods and country clubs (CCs). So, expect to see contemporary and ultramodern configurations in Lotus - a startling contrast to single-family houses you’ll find in Azura, St. Andrews, Broken Sound, or another GL development, Saturnia Isles. Moreover, the sleek architecture comes standard with hurricane impact-resistant glass windows and doors, state-of-the-art kitchens with exotic stone and stainless steel appliances, premium wood and porcelain flooring, technology-centric home security, and ample garaging space. These homes range from 1,966 sq. ft. under air (UA) to 5800 sq. ft converging on twelve unique models in two GL-named collections - The Bali and Fiji.

History of homes sold in Lotus

No matter what option homebuyers select, the unique modern lifestyle with five-star amenities they automatically access is the most compelling aspect. It begins at an eye-popping 30,000 square-foot clubhouse set alongside lush South Floridian foliage and cascading water features. The totality aligns closely with the contemporary theme Lotus is all about, featuring fun-in-the-water from every possible angle. There’s a beach entry to a Cancun-style pool setting, including a spa and gigantic lap pool. Also, a splash pad integrates with a wading pool for the kiddies. On weekends residents and their guests take advantage of a poolside bar and outdoor cafe while sitting on a massive sundeck equipped with lounge chairs, shaded seating, and cabanas. And that’s only half of the attraction - consider the following:

Six lighted Har-Tru tennis courts, another half-dozen lighted pickleball courts, an outdoor basketball court, a tennis pro shop, and a yoga lawn tie in with a technology-centric fitness center containing every aerobic and weightlifting apparatus one can imagine. Children are front and center of what’s on offer with an indoor sports court, covered playground, and playroom. Socializing with neighbors is seamless in a party room adjacent to a lounge with a full-service bar & kitchen. Indeed, the only in-community conveniences missing versus the top-rated country clubs (like Addison Reserve) are valet services, auto-touring security, and private golf links. However, golfing Lotus residents can drive to numerous championship courses dotted throughout Boca Raton in less than twenty minutes. Also missing are the $5000+ monthly membership fees CCs levy their residents and a one-off equity charge of over $100,000 (non-refundable). Instead, Lotus in Boca Raton has no equity requirement and an HOA fee of $415 per month, covering maintenance of all common areas (check the HOA docs for full details). Note that although less than 10% of the CC HOA norm, this is likely to increase (perhaps even double) once residents assume control of their own destiny after GL departs. Still, it’s unlikely to breach $1000 per month in the near term. That said, let’s look at Lotus homes for sale and those sold since March 2022.

GL transacted a finished 5330 sq. ft home fully upgraded in June for $3,346,900 - $629 per sq. ft. (UA). And yet another home (nearly 5900 sq. ft.) went recently for $4,200,000 - $720 per sq. ft. These are mind-boggling metrics for houses so far west of the ocean (i.e., a thirty minute drive away at least). Still, it confirms the unstoppable popularity of West Boca Raton and Delray Beach that has emerged on the back of this GL Homes development wave. Examples of Lotus homes on sale currently (i.e., August 2022) are a 4516 sq. ft. SF house asking $3,295,000 (over $700 per sq. ft) and a 3233 sq. ft. home at $2,650,000 ($800-plus per sq. ft.). In our view, this is getting into uncharted waters, even considering the modern and contemporary benefits. We recommend also looking at Royal Palm Polo and Azura (Toll Brothers projects) that are significantly more East in central Boca Raton and seemingly more affordable versus some Lotus prices.
