The northern border of the Boca Raton Downtown extends from Federal highway in the west down fifteen hundred meters to the A1A (i.e., the beach) on East Palmetto Road. It's a memorable landmark demarcating the northeastern corner of the iconic area's one square mile. From this point, moving a mile south along the beach, we meet the Boca Resort and Club at the southeastern corner alongside super-luxury condos - Royal Palm Residences. Going directly west until you hit the southwestern corner (back at Federal), you'll find the one-of-seven global Mandarin Oriental Residences that have raised the city's stature to another level. Finally, in the middle of the four corners, the three-tower complex Alina stands proud with the best of the city's condo communities overlooking the Boca Resort's fairways, as does Townsend Place a little way up the road.

    Everything you see above converges on a compelling package. However, one significant disappointment for potential home buyers is that so few condos offer ocean views, other than glimpses of the sea or nothing. So close, and yet so far. Indeed, if the tower reached ten floors, we wouldn't raise the issue, but it's a drawback in our view. Another problem: HOA fees start around $2200 and go into the mid-$3000s. Simultaneously, the market reflects valuations between $550 per square foot to $999 (UA), with only the odd transaction breaking the $1000 per square foot barrier in the hot Boca Raton 2022 real estate market. 

    By contrast, others mentioned above, even with high HOA fees, consistently sell at substantially higher prices. We can only conclude, currently in 2022, the audience views the maintenance charge as too high for the benefits offered.

    Still, its location is superb, linked to a good school district (see below). In addition, the Meridian location offers easy connection to international airports, and is within walking distance to a vast array of restaurants, high-end shopping at Mizner Park and Royal Palm centers, and every city convenience one can think of.

Also, it's worthwhile looking at more dated but still luxurious gated tennis neighborhoods like Newport Bay Club and Seasons, where the home prices are under $1 million alongside low HOA fees (e.g., less than $500 monthly in some cases).

    Estate home communities like Le Rivage, Long Lake Estates, Le Lac, or Fieldbrook Estates (starting at $2 million with relatively low HOA fees) offer arguably the ultimate in security, luxury, and privacy anywhere in Boca Raton - along with space. Finally, don't forget the other downtown communities (highlighted above) if you’ve decided not to venture further out.
