When Henri Jonas (56) contacted the ZFC Real Estate team, he had browsed our site for a week. He and his wife Nora moved to South Florida to work virtually, relax more and prepare for retirement within eight years. They were downsizing from a 4000 sq ft house in the Chicago suburbs, swapping it for a condo lifestyle on or near the ocean or Intracoastal - preferably within walking distance of several city restaurants and shopping. They loved the idea of a country club (CC) lifestyle with golf, tennis, pickleball, socializing, and resort-style amenities but didn't want to live inland, where most CC neighborhoods existed. Finally, Henri wanted luxury accommodation for no more than $1.5 million.

At the end of their search, the Jonas family was thrilled to select from the Mizner Court condos for sale. They settled for a spacious top-floor two-bedroom condominium (in an expansive five-story building) with spectacular views of Lake Boca. The latter is an eye-popping sparkling lagoon merging with a truly picturesque Atlantic ocean inlet. We closed the deal for them on a 1,638 sq ft corner unit at $1,200,000 - $738 per square foot under-air (UA) with significant upgrades and features as follows:

  • Of all 200 condos in the enclave, arguably the best wide-water views from the broad terrace and every room.
  • High-impact glass windows and doors.
  • Significantly remodeled with:
    • A modern gourmet kitchen
    • Imported wood flooring
    • Thick exotic marble countertops on customized cabinetry
    • Floating vanities
    • A reconfigured open-plan interior.
    • New smart-tech recessed lighting throughout.
    • Stainless steel-fitted European appliances, including the Sub-Zero, Wolf, and Bosch brands.

Prices in Mizner Court, Boca Raton, range between $500 to $800 a square foot (UA), a startling dollar gap that should catch every homebuyer's attention. The reason for the substantial variance is that the low-rise tower’s construction is thirty-four years old, resulting in marketable condos offering renovations from “next to nothing” to “complete.” Moreover, the outlooks from Condos For sale in Mizner Court are not uniform. Indeed, they lie on a scale from only garden foliage to obstructed water views and, like the Jonas unit, "water, water everywhere!" Finally, it didn't bother Henri that the building style was Boca traditional - Mediterranean/Spanish-Revival - in contrast to the sleek contemporary towers emerging downtown. The latter, such as Alina, Royal Palm Residences, and Tower 155, were demanding prices of $1,500 per square foot, catapulting prices significantly above $2 million for any single residence in these complexes.

    Mizner Court's most compelling attraction is that it sits on the Boca Resort and Club grounds with two other buildings (i.e., Mizner Grand and Mizner Tower) - both significantly more expensive than Mizner Court. The trio constitutes Mizner Village. In addition, we let Henri and Nora know:

    We recommended that by taking advantage of club membership and living on the resort campus, the couple could kill two birds with one stone by securing:

    1.  An on-the-water location with magnificent outlooks and
    2.  A full-on CC lifestyle from sunset to sundown on their doorstep.

    In short, Mizner Court offered the best value deal dollar for dollar in the narrow category aligning with our customer’s needs. The one drawback (which we revealed at the outset) was the relatively high HOA monthly fees of $1,825 - over $1 per square foot of condo ownership (UA). This is around 30% higher than comparable communities along the beachfront. However, it didn't phase the Jonases, having budgeted to pay up to $5000 monthly for traditional CC benefits provided by inland country clubs like Addison Reserve, Polo, and Broken Sound. Indeed, the Resort fees when added to the Mizner Court HOA costs cut at least $1000 off that number.

    Another benefit of living in Mizner Village is accessing hundreds of Boca Downtown restaurants and bars and high-end shopping in Mizner Park and Royal Palm Plaza centers within minutes. Moreover, not that it concerned Henri and Nora, excellent schools align with the address (see below). Finally, the I95, a couple of miles west, makes an Uber ride to two international airports a cinch in under thirty minutes.

    So, how did we get to Mizner Court in Boca Raton as a final choice? The first thing we did was to compile a shortlist to deliver a broader perspective, thus creating confidence in the client's final selection. It went something along these lines:
    Henri was impressed with waterfront communities Sea Ranch Club and Toscana.  Still, he found their locations a little too far from Downtown Boca and his primary center of interest - The Boca Resort. He did say if Mizner Court had nothing on offer, he probably would have settled for one of the two.

    200 East and Townsend Place were strong contenders before making the final decision. However, Mizner Court’s unsurpassed location and sensational views won the day against rolling fairways and garden vistas in the center of Boca Downtown.

    In another price realm, Mizner Tower and Mizner Grand fell into the same category as Presidential Place and One Thousand Ocean. We showed them anyway to indicate to Henri the caliber of his next-door neighbors.

    The Jonas family had no interest in boating, which ruled out communities like Golden Harbour, The Sanctuary, Royal Palm Yacht Club, or Boca Marina from the outset. Also, pricing for new construction in these neighborhoods starts at $2.5 million for canal locations.
