The title New Floresta is a misnomer. On the contrary, It's a mature, well-established community with beautiful Floridian foliage everywhere, surrounding two spectacular lakes. The reason for the "new" is that there's an Old Floresta neighborhood significantly more south-east across I 95 - the first historical Boca Raton community and close to a century in age. Indeed, the latter is for another conversation with some mansions in the multi-millions of dollars.

The homes in New Floresta are custom-built, resulting in an upscale community that shuns artificiality and embraces everything natural the tropical environment offers its residents. Lot sizes are quarter to half acres, and the architecture fits right into the Addison Mizner mold that has influenced South Florida between Miami and Palm Beach for decades. Expect to see Mediterranean and Spanish Colonial (one and two-story) designs. That’s unless you encounter the rare example of the latest contemporary home erected after demolishing the original construction. The residences are relatively small (between 2000 and 3500 sq. ft.) in most instances but not lacking in character and uniqueness. Again, we should point out that New Floresta real estate is far from the GL Homes and Toll Brothers approach that converges on around eight models, albeit sleek and avant-garde, with extensive amenities for homeowners to enjoy. There is, however, a modest monthly HOA fee of $187 for skeleton services like community cable and maintaining the common areas (check the community HOA docs for details).
One of the most compelling aspects of this one-of-kind community is its centrality, sincerely appreciated by buyers judging by the prices they're paying to live here (see below). Zoned for A-rated schools (also see below) and a brisk walk from the famous Town Center Mall, New Floresta is in the thick of city action. Every person-comfort and grooming convenience is on the residents' doorstep, and eateries from casual to fine dining are a few minute's drive in all directions. Getting to the beach is around four miles as the crow flies, and sophisticated healthcare facilities for every need, alongside brand-name pharmacies (i.e., CVS and Walgreens), are not far away. For New Floresta golfers, take your pick from championship or public courses dotted throughout the city (i.e., forty-four of them). Tennis clubs and pickleball facilities likewise.
On upgrading this content (August 2022), we assessed homes for sale in New Floresta. We found only two:
- A 2300 sq. ft. under-air (UA) home, built in 1984 but extensively renovated, selling for $1,175,000 or $510 a sq. ft. (UA).
- Another fully remodeled home at $566 per sq. ft - $1,400,000 offers 2470 sq. ft. (UA).
Are these prices unrealistic? According to recently sold houses, they may well be. “Solds” reflecting the following emerged:
- A home with 3262 sq. ft. UA sold for $1,200,000 in July ($368 per sq. ft.)
- Another offering, 2790 sq. ft. UA, went for just over one million dollars ($369 sq. ft.)
- Then a 3400 sq. ft. residence promoting significantly updated accommodation closed at $1,529,000 ($429 per. sq. ft)
Clearly, there's a gap in current sellers’ expectations versus those recently transacted between $350 and $450 a sq. ft. (UA). Remember that numerous homes in the area were constructed over twenty-five years ago and enter current markets with various degrees of renovation. On the bottom-end, they lack extreme wind protection windows and doors, possibly a reason for the discrepancies. Either way, bargain opportunities in New Floresta for patient buyers are possible if ready to upgrade with contractors after securing a purchase. Indeed, we suggest pricing above $500 per sq. ft. appears "toppy" based on recent records..
