But, conversely, a prominent realtor's site refers to it as "exclusive country club living known for its prestigious location and perfectly-landscaped surroundings." In our view, the "country club" inference creates considerable confusion for luxury homebuyers looking at this for the first time. So, we'll give you a no-frills overview of what Newport Bay Club features are all about.
The developers opened Homes For sale in Newport Bay Club at the end of the 1980s and completed the project in mid-1990. The Mediterranean-inspired residences ranged from 2000 to 4000 sq. ft. under air (UA) in four subdivisions (Copper Lake, The Tides, The Estates, and The Hamptons). All have panoramic lake views or gardens overflowing with tropical South Florida foliage. The originators planned with foresight, picking a central city location only a few miles from the beach, high-end shopping at the Town Center Mall, and restaurants in every direction.
The community's theme converges on ball sports led by tennis with seven lighted Har-Tru courts, followed by pickleball (four courts) and basketball (one). Newport is close to some of the most prestigious country clubs (CCs) in South Florida, namely, Addison Reserve, Polo Club, Woodfield Country Club, St Andrews Country Club, Boca West, and Broken Sound. The latter - let's call it the traditional CC category - also offers extensive tennis/pickleball/basketball centers to their residents. However, that's where the similarity ends.

Newport, while it holds appeal for a defined market segment, misses the traditional CC category by a long way. Why? Because the six mentioned above provide their residents with 24/7/365 security from at least two entry points plus auto-patrols day and night. Also, they feature immaculate private golf courses designed by big-name brands, electric carts, and a fully equipped pro shop. In addition, resident lifestyles revolve around valet services, numerous on-premise gourmet & casual restaurants, seasonal events, and clubhouse facilities on an elaborate resort-like scale that rates with the world's best hotels. Along with all these features comes the traditional equity fees that are typical in CC communities. So, call Newport a country club if you will, but at best, it's with a giant asterisk.
We would say that Royal Palm Polo, and The Oaks, less than a quarter of a mile away, and Azura across the road are closer competitors. Both are Toll Brothers' modern developments with homes that range in size from 3200 sq. ft. (UA) to over 8000 sq. ft. with contemporary architecture, latest construction upgrades, and exotic interior materials. As a result, expect Newport Bay Club real estate valuations to be significantly lower.
In addition to less space and being a bit dated fashion-wise, the Newport houses lag in the hurricane protection department, extra living room height, appliance technology, lighting, and innovative smart-home features. Still, some Newport homeowners have renovated to minimize these deficiencies, creating diamonds in the rough for buyers who do their due diligence. Alternatively, families tend to buy the vintage versions and remodel them before moving in. Finally, none of the three charges an equity fee; all are tennis-centric without the golf, valet services, and restaurants. (As an aside: With forty-four Boca Raton private and public links nearby, it's hardly an inconvenience for golf-crazy Newport residents.)
So, in summary, Newport is for buyers who want the "nearly CC lifestyle" without the $5000 per month traditional CC costs (plus over $100,000 equity to join). Community HOA fees are $607 monthly - a massive saving if not living in the latest construction environments isn't crucial to you. In other words, you should be okay with living in a smaller residence or ready to modernize for anything between $100,000 - $200,000.
Let's get to Newport Bay Club properties changing hands recently: A 2365 sq. ft. (UA) home sold for $873,600 in April 2022. A smaller one (just over 2000 sq. ft) sold for $766,400 in the same month - both corresponding to $365 per sq. ft. It confirms that there are bargains in the mix versus Azura (average $550 per sq. ft.) and Royal Palm Polo (average $650 per sq. ft.). Still, the latest Newport prices are nearly double what they were in 2018, driven by the recent Boca Raton popularity upsurge.
And what's available in July 2022? Not much, only four right now! First, there's a beautifully modernized home for sale of around 3400 sq. ft. (UA) selling for approximately $457 per sq. ft. ($1,400,000) with an impressive outdoor pool setting. Then, another three range from $888,000 to $1,350,000, providing 2400 sq. ft. to 3000 sq. ft. of space (UA). Please note, we advise that buying a renovated model or upgrading with the best finishes shouldn't exceed $450 per sq. ft. when everything settles given the current market conditions.
Finally, some "fine-tuning info" that frequently slips through the cracks: The Estates falls under the Newport HOA, whereas the other subdivisions run independent homeowners associations. HOA fees generally cover maintenance of all common areas, cable, internet, trash removal, security, building, and maintaining reserve funds.
