Having already reviewed upmarket condo options within Downtown Boca Raton's one square mile, we broadened out, pointing Richard to Newport Bay Club, Seasons, and Mizners Preserve to find tennis-focused single-family homes with excellent clubhouse benefits in his price range. At the same time, we filled him in on relatively low HOA neighborhoods like resort-centric Boca Bridges, Seven Bridges, Lotus, Azura, and Royal Palm Polo by GL Homes and Toll Brothers with eye-popping contemporary facilities. However, we highlighted that although the same $500 to $600 per square foot metrics applied, the homes started at 2800 and 3000 square feet, thus taking starting prices well over $1 million to as high as $4 million. Older SF houses (around 2000 sq. ft.) in country clubs (CCs) like Woodfield Country Club, Addison Reserve, and Polo Club are attainable for between $500,000 and $900,000. The downside for Richard was the traditional $100,000 (plus) one-time equity payment (non-refundable) and around $5000 HOA fees monthly for more or less the amenities Palmetto Place delivered (minus in-community golf.)
We ended up showing Richard's in-laws SF homes on the Intracoastal and canals, with boat docks in safe but ungated neighborhoods. They were amazed by the value obtainable in communities like Golden Harbour, Bel Marra, and Boca Bay Colony for zero HOA fees and new ultra-modern construction starting at around two-and-a-half million dollars for 4000 sq. ft. (UA). Finally, they showed keen interest in the privacy and solitude estate homes at Le Rivage, Long Lake Estates, Le Lac, or Fieldbrook Estates delivered for the same prices and low HOA fees.
