It spreads over 282 acres of real estate, embracing nine picturesque lakes, located on the North-West corner of Clint Moore and Lyons Road. Initiated in early 2000, it developed over time up to 2022 (with multiple builders involved). Indeed, Oaks stood out exclusively as a country club-style neighborhood amidst mostly farmland. That is until recently when things changed radically as GL Homes developed numerous communities on the two-mile Lyons Road stretch north of it. Indeed, GL turned the Boca property market upside down with ultra-modern and contemporary homes in Seven Bridges, Boca Bridges, and Lotus - with still more on the drawing board. In contrast, Oaks homes are mostly classic Mizner Mediterranean and Spanish Colonial architecture - a theme that underlies numerous prestigious enclaves throughout Boca Raton and Delray Beach. However, a few recently built (i.e., after 2020) can hold their own against GL's most avant-garde production.
Undoubtedly, The Oaks homes for sale came up against their new neighbors' appeal to home buyers pouring into South Florida from up north. The latter leans toward new state-of-the-art construction technologies and sleek designs (versus traditional), and they're ready to pay for it. However, we have to say that Oaks real estate has weathered the storm fantastically by offering home seekers an attractive proposition, as we'll show below.
Let's look at the benefits and features of this palatial community. The Oaks website claims the community is as close to a fully-fledged country club (CC) as one can be without offering golf. First, it competes admirably with Seasons and Newport Bay as a tennis-centric community. Why? Because it features ten Har-Tru, one red clay, and one Deco-Turf Hard Court leveraging off a dynamic program that's second to none. Residents into the sport participate in social games, competitive leagues, and continuous coaching (for juveniles and adults alike). A full-time tennis director, pro shop, and teaching staff make it an indelible part of The Oaks community.

The package described above is impressive. Even more so when you consider it comes without the heavy CC burden of monthly resident fees (i.e., around $5000) and one-time equity of $100,000 plus (non-refundable). Instead, Oak's home buyers pay a non-refundable $10,000 entry charge and a very reasonable HOA fee of $1066 per month. It's the right price point for the unique lifestyle experience the development delivers, and as we'll discover below, the market agrees. So then, we must also agree; there's much truth to the website’s central theme, claiming to be a CC without the loaded costs.
The Oaks has significantly benefited from the emergence of new shopping centers and restaurants. Also, prolific city resident services such as gas stations, nail & hair salons, supermarkets, pharmacies, healthcare professionals, and more aim at the Lyons Road neighborhoods created since 2012. Public school ratings are a little mixed (see below), and golf courses nearby (private and public) are abundant. A half-hour drive gets you to Boca's white sand beaches for a lazy day in the sun. So, what's not to like? Well, very little, but it's our mission to demonstrate objectivity and meaningful comparatives that buyers looking at homes for sale in The Oaks should be aware of.
In 2008, some community homes suffered from Chinese drywall (i.e., an unacceptable contaminated material). The community effectively remedied the issue at a high cost, rendering it a thing of the past. Nonetheless, ask the question for full transparency and don't rely on the fact that agents should declare endemic past problems such as toxic walling. Moreover, an official clearance certificate should be available. Also, many Oaks homes arose on the cusp of integrating extreme wind protection doors and windows into the construction. In cases where it wasn't, old-fashioned shutters were the go-to solution (far from ideal). We believe most Oaks homes upgraded, but check it out carefully before pulling the trigger.
Now for an overview of market action in The Oaks: There are ten homes on the market (August 2022) selling for as low as $389 per sq. ft. under air (UA) to the $700s - going as high as $862 per. sq. ft. (for late vintage contemporary models). Moreover, the record of homes recently sold tells a story that aligns closely with the above: For example, in July 2022 (representing numerous transactions):
- A 5500 sq. ft. house went for $2,700,000 (i.e., $490 per sq. ft.).
- A nearly 10,000 sq. ft. home sold for just over $3 million (i.e., only $317 per. sq. ft.)
- A brand new residence measuring 4302 sq. ft. closed at $2,700,000 (i.e., $628 per sq. ft.)
- A 2002 construction changed hands at $2,400,000 (i.e., $468 per sq. ft.).
The net result is one of vibrant action in The Oaks with considerable price variance that depends on size, age, upgrades, and location on its footprint. For homebuyers, it's fertile ground to secure a dream home at between $350 and $550 a sq. ft. (UA) or snag a modern one at over $600 per. sq. ft. In short, The Oaks is a strong candidate for providing a unique lifestyle with super-luxury living, boosted to a degree by the GL developments. We would say that Seasons, Royal Palm Polo, Newport Bay Club, and Azura are Oaks' closest competitors (also warranting a good look).
