Condo developments close to West Palm Beach Downtown (WPBD) on the east side of Flagler Drive are rare. Most are on the west side of the street. So, if you find a tower right on the Indian River (a section of the Intracoastal), it has to attract attention. Portofino is one such construction in the Northwood neighborhood, ten stories, 126 units ranging between 760 and 2500 square feet under air (one to three bedrooms). Indeed, the unobstructed views for some residents from terraces and the high-impact glass doors and windows are stunning, looking at azure-blue waters, birdlife, yachts streaming up and down, and the ocean behind it. Condos at the back of the building have vistas of flourishing tropical vegetation, tall palms, eclectic city views, and lights at night.
And yet these Condos For sale in Portofino in 2022/3, when South Florida experienced a hot real estate boom, couldn't breach $300 a square foot (UA). In contrast, competitors around Clematis with no direct water positioning are performing at fifty to a hundred percent better than that. So, what's going on here?
Portofino is a two-mile distance from Clematis and The Square shopping center, versus much later vintage towers such as:
Slade, Villa del Lago, Villa Lofts, and Rapallo on Flagler - at least half a mile closer.
One City Plaza, Two City Plaza, The Prado, City Place South Tower, and 610 Clematis with high-floor units enjoying aqua-centric outlooks and only steps from an impressive array of retail conveniences.
In all the competitor New Urban Living buildings mentioned above, the amenities (clubhouses, Monte Carlo-like pools, Zen gardens, state-of-the-art fitness centers, etc.) are the epitome of leisure, luxury, and relaxation (combined), with excellent security at around 20% lower HOA rates, and substantially more friendly investor-leasing protocols as described above.
So there you have it. Still, you can negotiate for a unit in Portofino in West Palm Beach at compelling per-square-foot values if you enter the marketplace with wide-open eyes. It's especially worthwhile if you can snag one facing east with seller upgrades like engineered wood flooring, the latest granite and marble, recessed lighting, reconfigured chef's kitchen, and more (and yes, they're out there on the MLS). Your wisest move is bringing in ZFC as your buyer's agent to locate and negotiate the deal in your favor. This vertical is about finding that elusive diamond in the rough and having money in your pocket to polish it up after closing. We're great at helping clients do that with thousands of dollars to spare. Also, it costs you nothing because sellers pay the agent’s commissions.
Portofino residents, to reiterate, are a bike ride or jog from The Square within umpteen selections of supermarkets, delis, coffee shops, bank branches, and restaurants - everything you need for seamless living. Travel the same distance over the Flagler Memorial Bridge to Palm Beach island, and you're in the midst of high-end Worth Avenue shopping, boat docking, golf courses, kayaking, fine dining and casual eateries, public beaches, and Intracoastal trails left and right for miles on end. Finally, seven clinics, an international airport, and good schools (see below) are literally up the road - a fast drive with Uber.
From a WPBD competition perspective, we have covered it extensively (see above). Finding options under $300 per square foot (UA) is a challenge, but one can get close with a detailed investigation of the real estate landscape. In addition, ZFC Real Estate covers fantastic townhouse neighborhoods a little inland or downtown in Boca Raton (Centra, Central Park, and Trieste) and many in Delray Beach (near but not on the water). Generally, the latter represents compelling pricing versus other lifestyle options.
Moreover, our agents can take retirees through unique active adult communities, country clubs (equity and non-equity), Intracoastal marina towers, and other downtown district condos like Palmetto Place in Boca with investor-centric HOA protocols. Therefore, contact us today to find your next dream home as a South Florida resident or snowbird. We align quickly with your budget and thinking to zone in on opportunities that fit the bill without hassle or inconvenience. Our reputation precedes us, so try us to find out why.
