Indeed, the unobstructed views for some residents from terraces and the high-impact glass doors and windows are stunning, looking at azure-blue waters, birdlife, yachts streaming up and down, and the ocean behind it. Condos at the back of the building have vistas of flourishing tropical vegetation, tall palms, eclectic city views, and lights at night.

And yet these Condos For sale in Portofino in 2022/3, when South Florida experienced a hot real estate boom, couldn't breach $300 a square foot (UA). In contrast, competitors around Clematis with no direct water positioning are performing at fifty to a hundred percent better than that. So, what's going on here?

Portofino is a two-mile distance from Clematis and The Square shopping center, versus much later vintage towers such as:
Slade, Villa del Lago, Villa Lofts, and Rapallo on Flagler - at least half a mile closer.
One City Plaza, Two City Plaza, The Prado, City Place South Tower, and 610 Clematis with high-floor units enjoying aqua-centric outlooks and only steps from an impressive array of retail conveniences.
In all the competitor New Urban Living buildings mentioned above, the amenities (clubhouses, Monte Carlo-like pools, Zen gardens, state-of-the-art fitness centers, etc.) are the epitome of leisure, luxury, and relaxation (combined), with excellent security at around 20% lower HOA rates, and substantially more friendly investor-leasing protocols as described above.
