Don't miss this home for sale in Ormond Lakes! This attractive home is located on a short oak tree lined cul-de-sac. The house has been well-maintained with many newer features. Ceiling fans are located in the living room, porch, and three bedrooms. Though the house is not wheelchair accessible because there are no ramps, doors are wide enough. The backyard is fenced (aluminum) and slopes to horseshoe lake. Fishing (catch and release) is allowed so bring your gear and rubber boots! The area behind the house is part conservation area and part common land. It cannot be developed because there is no road access to it. The living room and master bedroom are tiled in porcelain to replicate wood. If you don't believe me, bend down and feel it! All bedrooms, closets, and bathrooms have porcelin tile as well ($8,000). The fireplace is a dimplex electric heater ($500) with logs that truly appear real. It produces a great heat and ambiance as well. In 2018 the refrigerator was replaced ($2,000), a front screen door installed and porch screens replaced. Kitchen cabinets are wood covered in vinyl for easy cleaning. In 2018 the washer and dryer were replaced. Since 2019 hurricane-resistant garage doors ($1,800) and hurricane resistant and solar protected windows were installed. The hvac was replaced in 2020 ($5,000) as was the roof ($20,000). The irrigation lines and control were replaced in 2018 and a palm, butterfly garden and lime tree planted. The lime tree produced in 2020 over 100 limes so be prepared to pass some along to friends. There is a special breaker on the electrical box in case the house is struck by lightning. The home has a termite bond as well. Basically the person who buys this lovely place is getting a new house. Hoa amenities: 2.5 miles of biking trails refurbished in 2021, several miles of shaded paved walkways, pool, clubhouse, library, 15 lakes for fishing (catch and release), a picnic pavilion and fishing dock, clubs, and professionally maintained lake system and landscaping. Location: 12 minutes to the beach, 5 minutes to tomoka state park, and 10 minutes to publix.
