However, that only applies to residences on its eastern border connecting to deep-water canals and the waterfront neighborhoods of Victoria Isles, Sunrise Key, and Gateway Park. Covering thousands of acres, the real estate footprint goes south to meet Broward Boulevard, north to Sunrise Boulevard, and west to touch Federal Highway. Thus, 90% of the residents living in Victoria Park are on dry lots on streets lined with abundant oak and mature banyan trees, exuding a unique, captivating charm. 

Victoria Park dates back to the 1930s, making it a genuine historic district aligned with enclaves like Old Floresta (in Boca Raton) and El Cid in West Palm Beach Downtown (WPBD). From small beginnings, several builders moved in, growing Victoria Park into a substantial master community of multi-million dollar estates, townhouses, and condo towers - the latter popular with investors attracted to HOAs’ liberal leasing protocols. Reportedly, it’s home to over 3,000 households and approximately 5,000 residents committed to NUL (New Urban Living) - similar to double these resident numbers living in WPBD enclaves circling The Square Shopping Center and its Intracoastal section (more on this below).

The neighborhood’s eclectic undertone (old blended with new) is unmistakable, delivered by Old Florida Coastal Mediterranean architecture (with Spanish Revival and Tuscan influence) to Mid-Century Modern, Key West, Mimo, and Contemporary. As a result, one finds pre-1950 houses containing original Dade County pine floors, exposed wood-beamed ceilings, and historic millwork next to futuristic glass-dominated structures. Moreover, we’ve noticed sellers across the board investing significantly in interior and exterior upgrades such as:

  • The latest granite, marble, wood, onyx, and metal materials affixed to floors, appliances, custom cabinetry, countertops, spa bathrooms, and floating vanities. 
  • Recessed lighting and smart-home electronics
  • Replaced roofs and new air conditioning
  • Integrated high-impact windows, doors, and sliders.
  • Private pools and summer kitchens.  

Thus, even with residence vintages extending over some ninety years, our analysis of prices over 15 months (covering January 2022 and a few months in 2023) reflects that buyers place tremendous value on the asset-appreciating renovations described above. Around 182 homes changed hands as follows:

  • New 2018 - 2023 SF editions (i.e., 2100 to 3500 square feet UA) sold for between $550 and $800 a square foot - setting the absolute dollar range between $1.5 million and $2.4 million.
  • Older SF options closed at $380 to $550 per square foot (UA) - $800,000 to $1.2 million.
  • Condos seemed popular at around $320 - $400 (UA), with most closed deals under $400,000. 

Regeneration driven by custom construction entities is a big thing in this development. Undoubtedly, much depends on the residence position in Victoria Park, the vistas, and upgrades. Also, SF homeowners pay zero maintenance fees, while condo/townhouse dwellers are on the hook for monthly HOAs of around 50 cents per square foot of ownership (UA). So, what does this buy the owners?
