It wasn't until 1952 that the Roy Construction Co. acquired the San Remo land and initiated development. The company filled in marshy areas and acquired additional submerged land from the State of Florida, expanding the total area to 50 acres. The development took place in three phases, with each phase marked by the filing of a plat. The homes in San Remo Estates were predominantly modern Ranch Style residences constructed with concrete blocks and featured attached garages.
The Roy Construction Co. played a significant role as the developer, sales promoter, and builder for the subdivision. The company also obtained permission to build a yacht basin, which would eventually revert to the state, allowing all boats to enter while only San Remo Terrace property owners could tie up their boats.
In 1953, San Remo Estates was included in the extension of the Sarasota city limits, following the request of the Roy Construction Co. The annexation faced opposition from some residents but ultimately went through.
San Remo Estates boasted a total of 67 residential lots, with 55 waterfront and 14 inside lots. The streets were paved and had curbs and gutters, and the subdivision featured street lights, city water, and sewer services.
