It wasn't until 1952 that the Roy Construction Co. acquired the San Remo land and initiated development. The company filled in marshy areas and acquired additional submerged land from the State of Florida, expanding the total area to 50 acres. The development took place in three phases, with each phase marked by the filing of a plat.
