- Oakmont Estates - Single Family home options range between 1,855 and 4,227 square feet (UA) on 1/3 acre lots, constructed over five years from 2008 - 2013, and valued (in our view at bargain levels) around $210 per square foot (UA). In other words, you can find homes for sale here for $350,000 to $800,000, paying only $320 monthly HOA fees.
- Versailles - Single Family houses (paying monthly $430 HOA fees) a step up from Oakmont estates (see above) of 2,238 and 7,000 square feet (UA). The latter demonstrates $230 to $340 per square foot (UA), qualifying budgets from $500,000 to $2,340,000.
- Talavera - Single Family Homes for sale between 3,404 and 5,203 square feet (UA) go for $190 to $246 per square foot (UA) - $646,000 to $1,300,000 in absolute dollar terms.
- Wellington’s Edge - A massive mixed townhome, villa, and Single Family house enclave - 1,200 to 2,620 square feet under air (UA). We observe these homes for sale closing at prices between $252 and $318 per square foot (UA) for possible deals starting at $302,000 and stretching to $833,000.
The two most compellingly-priced Wellington ranch-style communities (where horses in backyards are commonplace) are as follows:
- Paddock Park:
- Home sizes range between 2,500 and 9,000 square feet (UA), resting on one to three-acre lots,
- Values (i.e., $290 and $391 per square foot UA) range from $725,000 to $3,600,000 in absolute dollar terms.
- Palm Beach Little Ranches:
- Ranches of between 1,400 and 5,000 square feet under air (UA) located on 2.5 to ten-acre lots.
- Values emerge on the MLS between $400 and $600 per square foot (UA) - $840,000 to $3,600,000.
Mega-luxury ranch communities
Notably, buyers of real estate in these enclaves focus on acreage ranging from ten to twenty with all the equestrian facilities described above. Indeed, they are dedicated "equine farms" connected to all the latest lifestyle appendices one would expect (e.g., exercise tracks, mini-arenas, competition grounds, automatic feeders, etc.) Thus, when overviewing per-square-foot prices (UA) starting at $800 and going as high as $4,000, a 4,500 square feet UA residence can list anywhere from $3.6 million to $18 million. The difference in asset value lies more in the land/agricultural assets than the residences. The ones attracting the most attention are:
- Southfields - Sellers asking from $2 million to over $10 million. That computes to between $1000 and $2000 per square foot (UA) for properties of 1 to 5 acres.
- Palm Beach Point - Prices start at $5 million, going as high as $16 million - $1000 and $2000 per square foot (UA) for lots of 5 acres.
- Rustic Ranches - Known to market tiny 1,100 square foot (UA) houses ripe for knockdown going for $2.5 million ($2400 per square foot UA) and ready-to-move-in residences at $1,200 per square foot (UA) selling for $5 million and more.
- Saddle Trail Park - Values range from $650 to $1,350 per square (UA) for residences between 2,800 to 9,500 square feet (UA), which translates to between $1,820,000 and $13 million in absolute dollar terms.
- Grand Prix Village - Single Family houses of 3,500 to 7,000 square feet (UA) with five, ten, and twenty acres of prime Wellington FL real estate surrounding them, plus all the expected equestrian bells and whistles. Thus, residence valuations are as follows:
- $2,000 to $4,000 per square foot (UA).
- $9,250,000 to $29.9 million.
- HOA fees of $499 monthly.
Palm Beach Polo - providing non-mandatory membership country club (CC) community lifestyle: This unique community includes secluded equestrian ranches on the CC campus selling for $25.5 million at $3,100 per square foot (UA) and $9.5 million (at $1000 per square foot UA). Most other residences are Single Family homes for sale starting at $3.1 million, between $800 and $1000 per square foot (UA).
Aero Club - A truly one-of-a-kind development of 2000 to 10,000 square foot (UA) Single Family homes surrounding a 4000 feet airplane runway for private landings and take-offs.
- Some houses in this development contain their own hangars to garage Cessnas and even small jets.
- Depending on position and upgrades, a 3,500-square-foot (UA) residence costs between $1,100,000 and $2.5 million.
