It appears that the reason for the differential is the mandatory inclusion of a beach club for direct seafront units, whereas membership is optional for the Bermuda High West condominiums.

While the amenities are adequate, the primary asset value driver is “location.” The complex is a little way north of Linton, down the road from the Boca Club and Resort (the Resort) to the south - the iconic hospitality hub that anchors downtown Boca Raton (with 100 restaurants and continuous vibrant action). In addition, the Resort membership gives owners white glove service in its tennis and pickleball center, golf facility, and beach club. 
 
Alternatively, bike-ride a few minutes north to downtown Delray Beach with scores of eateries, parks, high-end shopping, and citizen services. Also, good schools (see below), several golf courses, watersports of every shape and color, and nature reserves are close. Finally, the nearby I-95 gets you to two international airports in under half an hour.

Bermuda High buyers generally review other towers on Ocean Blvd with promising ocean views (like Toscana and The Sea Ranch Club). Right here in Delray Beach, Coastal House is a less expensive option (on the Intracoastal side of Ocean Blvd).
