Homes For sale in Mizners Preserve in Delray Beach present buyers with spectacular oak and palm trees lining the streets and flourishing South Florida foliage everywhere on its seven acres of lakes. So, what does it cost a Mizner Preserve resident to enjoy all the above benefits? A monthly HOA fee of $461 and zero equity charge to enter the community. That's half of neighbor Azura's and less than ten percent of the country club's! Indeed, Polo, Addison Reserve, and nearby Broken Sound also mandate $100,000+ membership sign-ups. Therefore, on the evidence thus far, buying here could be the bargain of the century! Before jumping in, however, let's look into home prices to get a complete picture.
Sterling Communities developed Mizner's Preserve's 176 luxury estate homes, ranging between 2,800 to 5,500 square feet, in 1998. The one significant drawback is that at the time, construction didn't include the integrated extreme wind protection windows and doors we see as a recurring feature in developments from 2012. Some homeowners have remodeled them in, but it's a primary consideration when negotiating to buy in Mizner. At the time of this writeup (July 2022), it's been a sellers' market for the last eighteen months, a gigantic benefit for all Boca and Delray sellers. That said, consider the following Mizner’s Preserve home closings (all in March 2022): Two 3000 sq. ft. homes sold for $955,000 and $1,075,000 (i.e., $350 - $359 per sq. ft. of living space). Two others (on the larger side), 4300 sq. ft., sold for $1,750,000 (i.e., 450 per sq. ft.), and 4443 sq. ft. sold for $1,654,000 (i.e., 372 per sq. ft.). Homes currently on the market include one asking $469 per sq. ft. ($1,690,000 for 4000 sq. ft. of living space) and a larger one at $360 per sq. ft ($1,499,000).
The overview above tells us that the absence of modern hurricane protection weighs on prices (but easily remedied, as we've suggested). Compared to substantially more modern Azura (mid-$500 per. sq. ft) and Royal Palm Polo (mid-$600 per sq. ft.) with similar amenities, homes for sale in Mizner Preserve are extraordinary deals. But, of course, that's if you can negotiate one below $400 per sq. ft. Why? It appears the buyers entering these communities are considering updating their new assets. As a result, it's probably over-penalizing Mizner's market prices. So, if you like what you see, we advise also looking at Seasons, Bristol Pointe, and Grande Orchid. They're the closest comparisons for lagging price points on the Jog Road section under focus.
