It includes two iconic country clubs Mizner Country Club and Addison Reserve (equity membership required), two high-end luxury modern Toll Brothers projects (Azura and Royal Palm Polo), a palatial estate home community (Fieldbrook Estates), and Seasons - a well-known tennis-centric enclave. Also in the lineup, three notable developments offer upgraded facility combinations to their residents, namely - Grande Orchid Estates, Bristol Pointe, and Mizner’s Preserve. Just living on the block provides homeowners with significant real estate value based on the proven and trusted primary influencer - "location, location, location."

Mizner's Preserve Homes For Sale present buyers with spectacular oak and palm trees lining the streets and flourishing South Florida foliage everywhere on its seven acres of lakes. The double-spaced sidewalks (totaling three-and-a-half miles) provide residents with a picturesque jogging route without leaving the neighborhood. Moreover, like all the other communities in this unique Jog Road arena, there's round-the-clock guard entry and a mix of resort-style amenities for relaxation, exercise, and socializing.

The latter centers around a stunning clubhouse, well-equipped fitness center, lighted tennis courts, an Olympic-sized swimming pool one with an adjoining children's option, and a spa. Tying the entire package together are four fountains, a grand reception space, covered patio, and massive deck - more than enough to accommodate any family event. Finally, the kids and pets have seamless access to a playground, tot lot, and dog park.

Sterling Communities developed Mizner's Preserve's 176 luxury homes, ranging between 2,800 to 5,500 square feet, in 1998. The one significant drawback is that at the time, construction didn't include the integrated extreme wind protection windows and doors we see as a recurring feature in developments from 2012. Some homeowners have remodeled them in, but it's a primary consideration when negotiating to buy Mizner's Preserve homes. We advise that you evaluate the cost of conversion after purchase based on hurricane defense products + installation between $800 - $2445 per window and $4200 - $8230 per sliding door. Get a professional vendor to quote you precisely.

Amongst the most compelling attractions to homeowners is Mizner's Preserve's seamless connection to A-rated public schools (see below). In addition, hair and beauty salons, veterinarians, convenience outlets (such as supermarkets, dry cleaners, gas, banking, etc.,) and 44 public and private golf courses that cater to hackers and scratch handicappers alike. Also, the community has speedy routes to hundreds of restaurants, from fast food to fine dining, Downtown Delray Beach, white sand beaches (a fifteen-minute drive), and prestige-brand shopping in all directions. Finally, for nature lovers, there are the famous Morikami Japanese Gardens across the road and the simply mind-boggling, no-charge walkway over the Wakodahatchee Wetlands - a stone's throw away.

So, what does it cost a Mizner's Preserve resident to enjoy all the above benefits? A monthly HOA fee of $461 and zero equity charge to enter the community. That's half of neighbor Azura's and less than ten percent of the country club's! Indeed, Polo Club, Addison Reserve, Woodfield Country Club, and nearby Broken Sound also mandate $100,000+ membership sign-ups. Therefore, on the evidence thus far, buying here could be the bargain of the century! Before jumping in to Mizners Preserve homes, however, let's look into home prices to get a complete picture.

The overview above tells us that the absence of modern hurricane protection weighs on prices (but easily remedied, as we've suggested). Compared to substantially more modern Azura (mid-$500 per. sq. ft) and Royal Palm Polo (mid-$600 per sq. ft.) with similar amenities, single family homes in Mizner's Preserve are extraordinary deals. But, of course, that's if you can negotiate one below $400 per sq. ft. Why? It appears the buyers entering these communities are considering updating their new assets. As a result, it's probably over-penalizing the prices of Mizner's Preserve homes. So, if you like what you see, we advise also looking at Seasons and Bristol Pointe. They're the closest comparisons for lagging price points on the Jog Road section under focus.
