    So, what do you get for your money as a buyer? Although the Toll construction system depended on a range of models, nothing about the residences looks cookie-cutter. All the features, from extra-height living rooms to designer archways and staircases aimed at meeting the most discerning customer needs. The same goes for the materials throughout the interiors. These include Italian marbles, exotic stone, stunning synthetics, space-age metals, and the best in lighting, wood flooring, outdoor kitchens, appliances, and cabinetry. Other notable standard features are crown molding, vaulted ceilings, solid-core interior doors, and hurricane impact-resistant glass all around. In addition, some homes have installed elevators.

    The compelling attraction of Royal Palm Polo in Boca Raton, its sister development Azura, and GL Homes' Boca Bridges is that they're not country clubs. Yet they offer many significant country club benefits without the burden of astronomical fees. So, Royal Palm Polo, with its tennis courts, palatial clubhouse, and resort-style facilities, falls short of offering golf, in-community restaurants, valet service, events, and security patrols. What's the tradeoff? A monthly HOA fee of $712 (currently) versus country clubs like Addison Reserve, Polo Club, Woodfield, and Broken Sound levying their members around $5000 per month. And that excludes equity fees for golf and sports eligibility that can exceed $100,000 one-time payments with no refund. However, note - the HOA fees soon after the developer's exit are traditionally low. Therefore, Royal Palm Polo's are likely to climb to around $1000 as the owners take control of the homeowners association (still nowhere near country club levels).

    In summary, one can regard Royal Palm Polo as one of those hybrid options between a luxury country club and a no-frills, zero amenities neighborhood. So, has this downgraded home prices? Not at all, just the opposite in fact! Don't expect community prices to dip below $2,000,000 anytime soon. For mansion-like homes, values well above $4,000,000 are realistic. A selling price of between $600 - $700 per air-conditioned square foot seems to be in the cards.

    Interestingly, when Toll kicked off around 2016, it promoted the homes as "starting at $1 million." Soon after, new signs at the entrance upped the starting price to $1.5 million. Later, the bottom level increased to $2 million. The highest sold price in the community was in May 2022, when a 7662 sq. ft. home went for $4.2 million. (under air) mansion asking for $35,000 monthly rent, a similar sized home asking for $6.7 million, and a 4650 sq. ft. house asking for $3.2 million.
