Condominium projects - new and old - bend over backwards to provide leisure and sports amenities in-community, such as eye-popping resort-style swimming pools, expansive sundecks with spas, loungers, and cabanas.
The modern mega-luxury category takes the term “facilities'' to the next level, going the extra mile with Pilates, Yoga, and spin studios, personal trainers on tap, restaurants, cafes, stunning dramatic architectural lobbies, and stress-releasing relaxation areas on various waterfronts. Monthly HOA fees range from 50 cents to $2 per square foot of ownership (UA), depending on the bells and whistles with innovative leasing programs when connected to hotel groups (see below).
A primary attraction is a 24-mile stretch of golden and white-sand beaches, each fronting a different town with a unique vibe like Dania Beach (home of the International fishing pier), Hallandale Beach, Galt Ocean Mile, Lauderdale by the Sea, Pompano Beach, Deerfield Beach, and Lighthouse Point.
Each represents vibrant social activity, offering seafood restaurants, Italian trattorias, Greek tavernas, steakhouses, bars, and cafes - many open to the early hours. Fine dining, meeting for sundowners, or ordering alfresco dinners on the terrace are all mosaic pieces of the fabric that fashions the Fort Lauderdale lifestyle.
Watersports around the barrier islands include snorkeling or scuba diving off the reefs, paddleboarding, kite-surfing, jet skiing, and deep-sea fishing with the backdrop of the sun worshiper droves attracted to the coastal paradise.
Then, of course, the shopping options are spectacular, from the top-brand boutique outlets, national chains, several specialty supermarkets, delis, pharmacies, and every metro convenience you can think of.
The massive Galleria Mall is a bike ride from many communities. Moreover, top-rated clinics, private and public golf courses, mind-boggling nature preserves, parks, culture centers, excellent schools, and the Fort Lauderdale International Airport are a hop, skip, and jump away.
Finally, Fort Lauderdale is the yachting capital of the world. Not only because it hosts the most impressive boat shows on earth, but the “water, water, everywhere” represents options for homeowners up and down the city (see below) to live in villas, single-family homes, and sky homes with their vessels (up to 120 feet) docked in the backyard. The advantages are no fixed bridges to nearby ocean outlets, reachable in minutes.
New Urban Living In Downtown Fort Lauderdale
So, this is a realtor website. Our focus is on the luxury communities offering the Florida New Urban Lifestyle to thousands, requiring extraordinary home comforts, remote work opportunities, and every metro convenience on one’s doorstep.
The choices are incredible, starting with single family homes in historic communities (pre-1930) on Las Olas, each with deep water dockage arranged in isles - a series of land strips with canals on both sides.
Old shacks have given way to a regeneration trend, erecting modern glass and concrete mansions. This category includes abodes for sale in Seven Isles, Venice Isles, Las Olas Isles, Harbour Isles, Nurmi Isles, and Riviera Isles. Going slightly north and south on the same latitude line, homebuyers can find fantastic residences on the same theme in Sunrise Key and Harbor Beach.
The Galt Ocean Mile
Discussing Fort Lauderdale without including the thirty towers on the Galt Ocean Mile is impossible. An elongated property running for 1,760 yards between the Intracoastal and the Atlantic Ocean, which developers discovered in the 1950’s. They’ve been erecting and renovating high-rise towers ever since moving into the 21st century.
Residents tell you nothing beats walking out the lobby onto 200 linear feet of private beach with one’s seacraft resting in a slip a hundred yards behind across the A1A. The initial deal closed at $16 million and today contains residential assets in the billions of dollars.
The early vintage units in buildings like Berkley South, Caribe, The Continental, Coral Ridge Towers (East, North, & South), Edgewater Arms, and Royal Ambassador are around half a mill or less. In contrast, top-of-the-range - Il Lugano Residences, L’ Ambiance, and L’ Hermitage (I & ll) - sell in the seven digits at between $650 and $1,000 a square foot (UA).
Irrespective of home price, the features they have in common are mind-boggling gardens, sometimes spanning ten acres, expansive private beach access with no roads to cross, plus breathtaking sea, Intracoastal, and tropical foliage outlooks with remarkable sunsets.
Galt Ocean developments between the two valuation extremes are (among many) Fountainhead, Galleon, Galt Ocean Club, Galt Towers, and Hampton Beach Club. So, if you’re into sky home living close to downtown, you can’t afford to miss this collection.
Fort Lauderdale Beach
Fort Lauderdale Beach (south of Sunrise Boulevard) has been the arena for significant contemporary and modern developments, showcasing projects like Coconut Grove Residences on a 3.5-acre beachfront lot - 14 stories of 63 condos between 1,500 and 5,000+ square feet under air - featuring a magnificent 11,447 square (UA) penthouse floor plan.
Others in the neighborhood off the Intracoastal and the ocean (or short strolls from them) are contemporary configurations - The Terraces, Nautical Towers, Sixth & Rio, and Le Club. Compelling collaborations with hotel groups, such as Conrad Condos and Edition Residences, are growing, as are mega-luxury projects Pier Sixty Six Residences and Selene (either ready for occupancy or scheduled for delivery in 2024/5/6). The families attracted to these particular coastal enclaves love:
- Removal from the tourist hubbub.
- Yet, it's around the corner from quaint events and shopping locations provided by locations such as the North Beach Village.
In short, they know they have the best of both worlds - diving into the social action and nightlife when the desire hits - and retreating to peace-and-quiet, watersports, and sun leisure for the most part.
Lauderdale By The Sea
As we move north, Lauderdale by the Sea and prolific construction in Pompano heralds the emergence of another resort hub with its own commercial infrastructure, beach, and yachting lifestyle. The high-rise and boutique towers that stand with the most luxurious Florida has to offer are Bel Air, Ritz Carlton Residences, Pompano Isles, Sea Ranch Club, and Sabbia. Walkways and crossovers integrate with the buildings to give access to the numerous neighborhood eateries and convenience outlets.
Downtown Condo Towers
Finally, many city residents want to settle in the heart of Downtown Fort Lauderdale in single family coastal Mediterranean houses (like Victoria Park or South Middle River) or breathtaking modern towers stretching vertically 493 feet in the air (like the 46-story 100 Las Olas or the 30-story 350 Las Olas Place) with extraordinary see-forever views.
Developers like the Related Group, The Stiles Corporation, and interior decorators like Simeone Deary are prolifically active in this tight one or two square miles. Other skyscrapers dotted around the waterways near the vibrant action as described are Symphony, Nu River Landing, and a beautiful structure, Las Olas Grand - 39 stories high. Rental rules are liberal in these buildings for units ranging from 850 to 7,000+ soiree feet (UA). Home values start at around $700,000 and go as high as $4.5 million.
