Bay Colony Fort Lauderdale Pricing Analysis
We analyzed prices for 2022 and three months into 2023 (note - prices change, so keep checking these pages for updates). Here are the salient take-home observations:
- Only three Bay Colony homes sold in a hot Fort Lauderdale real estate market (between $3 million and $11,200,000), reflecting surprisingly wide price gaps per square foot (UA) as follows:
- $490 - for a 1970 vintage residence (6,122 square feet UA).
- $858 - for a 1988 vintage 10,000+ square foot UA mansion.
- $1,085 - for a 2019 new construction estate (over 10,000 square feet UA).

Competition in the boating category is intense. Our favorites delivering no fixed bridges to the Intracoastal and the Atlantic Ocean cover many cities:
- First, look at Fort Lauderdale's Landings - but only the MLS listings east of Bayview Drive. Also, Bermuda Riviera is a must-see premium community.
- In other cities, we recommend Boca Raton and Delray Beach options - Boca Bay Colony, Golden Harbour, The Sanctuary, Royal Palm Yacht Club, Boca Marina, and Tropic Isle.
