Downtown Fort Lauderdale embraces numerous waterfront neighborhoods north and south of Las Olas Boulevard. Some are directly off this famous street, and others extend further out. The prominent ones are Hendricks & Venice Isles, Seven Isles, Las Olas Isles, Rio Vista, Bay Colony, Bermuda Riviera, Coral Ridge, Harbour Isles, and others. What's noticeable is that all these communities are historic (dating back to pre-1950), feature significant waterways, and offer many residences with spectacular outlooks in addition to backyard deep-water boat-docking and access to the Atlantic ocean with no fixed bridges. This latter benefit is a massive attraction, delivering the benefit of having your yacht steps from the home's private pool and patio.
Homes for sale in Harbour Isles are on a real estate footprint that, at first glance, reflects similar appealing characteristics. However, we highlight that Harbour Isles homes are semi-surrounded by the Intracoastal waterway on the western and southern borders, with Lake Mabel and The Stranahan River (on the south side) connecting to the Atlantic ocean inlet a few hundred yards from Harbour Isles of Fort Lauderdale.

So, what is our first impression looking at this? Fantastic! But wait, read the following points:
- The A1A (S Ocean Road) functions as Harbour Isles's western border, with a few single family homes built around a three-prong canal system in the northwestern corner. Unfortunately, the latter is only suitable for the following:
- Accommodating small vessels.
- Providing limited navigation options - obstructed by a fixed bridge - with no access to the open seas.
- Almost all the single family homes directly on the Intracoastal (to reiterate along the south and western campus edges) and some sky homes benefit from stunning aqua-centric vistas that stretch as far as the ocean. However, shallow water and sandbanks off these strategically located residences severely limit backyard dock numbers providing no-fixed-bridge ocean access.
- Taking a bird's eye view of most single family homes in the complex (many pre-1950 vintages), we observed hundreds of homes (covering most of the landscape) on dry lots. The latter provides picturesque garden views of tropical South Florida foliage but excludes water outlooks.
- Finally, prospective buyers should check on monthly community maintenance costs. As we see it, single family and condo owners are liable for monthly HOA fees covering amenities as follows:
- For single family residences - $185 monthly for ground maintenance, street lights, a clubhouse with a heated pool, various sports courts, deeded beach access, and social rooms.
- For condo homeowners - An additional up to 50 cents per square foot (UA) of unit ownership monthly for building maintenance, insurance, allocated parking, heated pools, fitness centers, etc.
So, in short, although decidedly an eastern Downtown Fort Lauderdale suburb (ungated) within walking distance to the community-deeded beach + community benefits, backyard boat docks with seamless sea access are the privilege of only a handful amongst over a thousand households. Moreover, only a scanty five percent of all homeowners benefit from vast water vistas. Thus, while knockdown reconstruction is evident in Harbour Isles's reshaping landscape, it's significantly less than in the enclaves mentioned above, where these crucial percentages are considerably higher.
Harbour Isles Real Estate
Our pricing analysis confirmed our impressions, revealing the following:
- Around 36% registered prices over $1 million.
- Over 50% were condos sold (at under $300,000).
- The highest price obtained was $5.2 million for a 2001 vintage house at slightly under $1,000 per square foot under air (UA).
- A knockdown house (ripe for ground-up construction) with arguably the best direct Intracoastal position in Harbour Isles changed hands at $3.7 million.
- One of the few fixed bridge canal houses mentioned above closed at $513 per square foot (UA).
- Condos sold at per square foot (UA) values of $350 to $450.
- All recent vintage mansions on the MLS failed to breach the $1,000 per square foot mark.
So, in our view, valuations in Harbour Isles lag those in most water-centric Downtown Fort Lauderdale developments, where ten-digit prices and metrics above $2,000 a square foot emerge weekly. Thus, diamond-in-the-rough residences exist in this complex, but it takes realtor skill to discover where they are. Indeed, we save our clients thousands of dollars in Harbour Isles and every other community option. Notably, 25 homes are available in Harbour Isles of Fort Lauderdale.
Fort Lauderdale Location
Harbour Isles residents buy there for the excellent school district (see below) and proximity to Downtown Fort Lauderdale's scores of restaurants, boutique outlets, national chains, supermarkets, coffee shops, bars, golf courses, parks, fitness centers, tennis & pickleball venues, clinics, and a mainstream international airport. Moreover, being a beach hot spot within walking distance of white sand beaches and the Lago Mar Beach Resort & Club is an outstanding attraction.

All the communities mentioned above are must-see alternatives to Harbour Isles of Fort Lauderdale. So here they are again for your convenience: Hendricks & Venice Isles, Seven Isles, Las Olas Isles, Rio Vista, Bay Colony, Bermuda Riviera, and Coral Ridge. However, expect higher prices on average.
