The Galt Ocean Mile in Fort Lauderdale is an iconic real estate footprint that touches the Atlantic Ocean sands to its east and the A1A (aka Ocean Blvd) on its western border. ZFC has analyzed Galt Mile building values up and down the strip, but none can compare to L' Hermitage. The reasons boil down to its average unit dimensions being the same or, in many instances, twenty-five percent higher than the largest units offered by most other enclaves. Moreover, its relatively late vintage affords it modern luxuries many of the others structurally cannot provide (e.g., in-unit laundries, high ceilings, wall-to-wall glass enclosure, open-plan floor layouts, and more). 

There's significant turnover in L' Hermitage, with thirty-six condos changing hands in our 16 month evaluation window.

Still, the price gap of $648 is significant, being a function of seller upgrades and the vantage point in the buildings. For example, an ocean-facing condo that sold comfortably above the $1,000 per square foot mark offered buyers new Bosch appliances in a renovated Italkraft kitchen, solid wood wide-plank flooring newly installed, resurfaced ceilings, the latest in recessed lighting systems, surround sound, automated window treatments, and smart-home thermostats.
