- Galt Ocean Mile is a unique real estate footprint, 1,700 yards long and a third of that distance wide, home to around thirty high-rise condo towers standing shoulder-to-shoulder.
- Indeed, it is a prime attraction for condo buyers who want a location between the sea and the Intracoastal, directly on white sand beaches on the east side of the single road that runs through it (the A1A).
- Moreover, it carries the enormous attraction of proximity to Fort Lauderdale's sophisticated commercial infrastructure, providing every big-city convenience minutes from leaving the condo tower. We refer to this as New Urban Living - the hottest residential trend in Florida (see more below).
In almost all cases, Galt Ocean Mile residences appeal to full-time Floridians and "snowbird" residents - the traditional condo buyer channel. It's a building of condos offering hotel accommodation on a short or long-term basis (i.e., a rental program). All the rooms are privately owned by investors other than the hospitality operator - always a professional hotel entity. As a result, the hospitality operator and the condo owners agree on a split of the rental income after deducting reasonable costs. Consequently, the investors provide the rental capacity (or room inventory) for the hospitality operator to build leasing revenue.
More specifically, the Ocean Manor condo hotel owners share the single-minded mission of renting out its forty-six units in the 11-story tower under an appointed hospitality operator, as described above. NOTE: Owners can reserve the rooms for personal use or opt out of the rental program entirely.
The Ocean Manor hospitality operator has, in turn, reconfigured the original condos into:
- Four penthouses (i.e., combining them on the highest floor).

- The Paradise Penthouse - 4,000 square feet (UA), plus a 360-foot linear terrace.
- The Sunrise Penthouse - 3,000 square feet (UA) leading to a vast 3,600 sq ft deck overlooking the ocean.
- The Sunset Penthouse - 2,500 square feet (UA) and a 200 sq ft balcony.
- The Havana Penthouse - 2,400 sq feet (UA), also offering a massive 3,600 ocean-overlooking deck.
Of course, the daily/weekly/monthly rental rates depend on the rooms' position in the tower and if it has a direct ocean view. Moreover, the hospitality operator has remodeled, modernized, and expanded the building amenities and accommodations giving residents access to a tiki bar, the Casa Calabria restaurant, a massage/spa/salon, a coffee shop, a piano bar, and a rental office.

The ZFC pricing analysis is where we genuinely shine by providing buyers with unique insights. This is what we have discovered:
- For 2022 and three months into 2023, six units changed hands.
- Prices ranged from $220,000 to $755,000.
- Values per square foot (UA) ranged from $850 to over $1,000 per square foot (UA) for a hospitality operator fitted unit from as low as 340 square feet (UA).

Thus residents can stroll, bike ride, or drive in only minutes to several restaurants, bars, coffee shops, boutique outlets, national chains, ATMs, golf courses, boat docks, supermarkets, healthcare centers, and clinics. Then, Fort Lauderdale International Airport is a quick Uber ride on the I-95, and for those few interested in permanent residence, Galt Ocean Mile connects to an excellent school district (see below).
