In 2018, Polo Trace Golf Club, after nearly 30 years of operation, closed its doors for the last time after selling to GL Homes, the developer of spectacular resort-style communities in west Delray Beach and Boca Raton - The Bridges, Seven Bridges, Boca Bridges, and Lotus. Polo Trace Real Estate Activity

ZFC - a leading Realtor operating in west Delray Beach and Boca Raton - is on top of current events emerging in Polo Trace Delray Beach. When writing this, in October 2023, a 2,125-square-foot single family home under-air (UA) on the Multiple Listing Service (there were no other listings for sale) had just gone into contract for a selling price of $1.3 million. That's an astounding $611 per square foot under-air (UA)! Even if the settled number comes in slightly below that, it tells buyers that something big is happening in Polo Trace. And it's not a flash in the pan! They have sold prolifically throughout the year, pricing their models between $450 and $550 a square ft (UA). Please note valuations change over time, so keep watching this space.

We can't see any older Polo Trace homes for sale on the market, indicating that existing homeowners are in a wait-and-see pattern. It seems logical that the GL Homes initiative has uplifted values throughout Polo Trace. However, we know the earlier vintage residences will sell for considerably less than the above lofty prices, allowing buyers equipped with renovation budgets to upgrade and reach parity value in that way. Of course, the circa-2000 homes for sale may require roof replacements, air con refurbishments, installing integrated hurricane protection fixtures, and remodeling interiors from corner to corner. 

Polo Trace is an ideal Location

Fortunately, GL Homes, a professional developer in every sense of the word, covers all the bases before committing to a project of this scale. Indeed, they've measured the short time it takes to travel from Polo Trace to Downtown Delray Beach Atlantic Avenue (or to Downtown Boca) and the hundreds of restaurants, forty-four golf course options, and several shopping centers within a three-mile radius. In addition, they've evaluated that Polo Trace is:

• Aligned to a good school district (see below).
• Adjacent to excellent health services
• Minutes from I 95 and the Turnpikes' seamless connection to two international air hubs.
• On the doorstep of the fantastic waterpark Lake Ida and nature reserve Green Cay Wetlands.

So, what's not to like about living in a single family home in Polo Trace? Undoubtedly, the property values are escalating, driven by GL homes activities. And luxury is wholly in the mix with the outstanding amenities in place. However, all that aside, residents always want fast access to coastal city services like banking, boat docking, beauty salons, supermarkets, good education, parks, hospitality, airports, and white sand beaches. Okay! So, don't sweat these issues for a second.

In short, Polo Trace, Delray Beach FL - located off Hagen Ranch Road, west of Jog - is at the center of enough action to keep its residents mobile, engaged, and busy when they need to be.  

Alternatives to Polo Trace Homes For Sale

So, where else in the Delray Beach / Boca Raton corridor are there value propositions for home buyers ready to spend $1.3 million on a single family home with HOA fees under $700 and no membership fees like in the country clubs?

• Start by looking at the other GL Homes non country club communities, The Bridges, Boca Bridges, Lotus, and Seven Bridges. Why? Because if you're prepared to up the bidding to around $1.5 million for a larger residence (e.g., 2.700 sq ft), you could snag a good deal.
• Simultaneously, don’t bypass tennis-centric enclaves Mizner's Preserve and Grande Orchid, both viable competitors with single family homes and resort-style amenities comparable to Polo Trace albeit not new construction. 

Polo Trace Community Summary

Polo Trace is a gated community of single family homes in Delray Beach, Florida, with a range of options priced between $629,000 and $1,499,000. There are currently a total of 18 homes for sale in Polo Trace. The smallest Polo Trace home presently available is a two bedroom two bathroom residence that is 2,250 square feet (1,722SF Under Air living space), and the largest of the Polo Trace homes currently on the market has six beds and five baths and is a 4,360 square foot (3,477SF Under Air) residence.
