When Leonard Albanese and Edward Popkin teamed up as developers (with Tommy Hilfiger as an investor) of a beautiful real estate footprint between Sunrise and Oakland Park Boulevards (featuring 450 linear feet of private white sand beach frontage), one knew sky home seekers were in for something unique. They completed construction in 1999 when The 194 Palms condos for sale emerged, equally divided between two striking Italian Mediterranean Palazzo-style towers (each thirty-two stories high). The latter included several magnificent oceanfront penthouses and the highest-end finishes available at the time (see more below). In addition, a separate strip of seven four-floor townhomes with private internal elevators put the icing on the cake to end the ambitious project.

The high-rise structures and the architectural design combined to provide ocean to Intracoastal see-through floor plans in most of the nine options. Moreover, sizable terraces, some touching 1,000 square feet, deliver 90- and 270-degree aqua-centric vistas that are nothing short of spectacular, enhanced by city lightscapes at night, tall palms, lush tropical landscaping, exotic seabird life, and the constant passing parade of yachts streaming back and forth. 

Then, thanks to the low unit density per floor, the builders grabbed the opportunity to introduce the luxury of high-tech security-controlled high-speed semi- and private entry foyers, served by custom-designed high speed elevators. Notably, this feature was futuristic, appearing long before it routinely appeared in later vintage mega-luxury condos.
