Home Features

Inside communities, the same models frequently appear on the MLS at significantly different prices. The variance occurs for four primary reasons:

Country Club Communities

Traditionally, country club communities provide comprehensive amenities ranging from golf to tennis/pickleball centers, fantastic swimming setups, restaurants, valet services, events, water parks for the kids, and more. The catch to this is mandatory membership for all households on the campus, involving non-refundable initiation fees of $100,000 (plus) and annual dues ranging between $20,000 - to $60,000 (aside from HOA fees residents pay for community facilities). A good example is the 340-acre The Loxahatchee Club, with single family houses (up to 7,000 square feet UA) selling for between $500 and $1,000+ per square foot.

However, in the last twenty years, many country clubs disconnected themselves from the HOA organizations managing the residences lining the fairways, making membership optional. In essence, it meant paying on the low end of HOA fees for some community benefits but without access to the extensive CC amenities on homeowners’ doorstep (if rejecting the option). This is called non-equity country club residence - a trend that has caught on like wildfire in Jupiter. We’d love to show you Jupiter Hills Club, Jupiter Dunes, Trump National, The Estuary, Turtle Creek, and Jupiter Country Club as the best non-equity options with massive land coverage over hundreds of acres.

The common theme attracting non-equity CC residents is the take-it-or-leave-it membership option, but more crucially, 24/7 gated security, unsurpassed ground maintenance, expansive green belts, spaciousness, natural trails, privacy, and a kaleidoscope of eye-popping outlooks. 

Jupiter Island lifestyles

The unique low-density 24/7 secure communities on this narrow land strip include the enclaves which provide:

We're talking here mostly about mid-rise towers and one SF-compound (Jupiter Inlet Colony), including Passages, Tequesta Towers, Ocean Towers, Regency, Jupiter Inlet Colony, Seaglass, Ocean Sound, and The Landfall.  

As a result, these structures - mostly pre-1990 vintages with significant owner upgrades - are on the high end of HOA fees (explained above). Also, there's no point in looking here unless you appreciate that home values begin north of $1,000 per square foot (UA) and, in some buildings (e.g. Seaglass), go as high as $3,435. In the latter case, a 5323 per square foot (UA) unit will take the buyer well into the ten-digit dollar arena. 

Notably, MLS listings in these complexes are rare, even in a hot Jupiter, Fl real estate market. So locating a compelling option on Jupiter Island is never in the bargain basement.

Overviewing the Jupiter Island category is incomplete without a special mention of Jupiter Inlet Colony's estate homes in a section dominated by condo towers, as follows:

Beachfront Communities

The significant difference between Jupiter Island and Jupiter mainland beachfront communities is that the A1A fronts all communities in this category, save for one - Ocean Trail (the only high-rise in the town). Thus, prospective buyers will find houses, condos, and townhomes fitting this characteristic with accommodations around 1,100 square feet ranging to 4,000 square feet under air for prices per square foot (UA) between $350 and $1,000. 

The communities in the mix are Xanadu, Jupiter Ocean Grande, The Corinthians, Oceancrest, Jupiter Key, Ocean Club, Ocean Walk, The Shores, and The Bluffs. Contrary to Jupiter Island, the MLS reflects multiple listings, with somewhat confusing price gaps for the four reasons described above.  

Jupiter Homes not on the beachfront

The most popular neighborhoods we recommend are Sonoma Isles, Rialto, Bridgewater, Prado, Island Country Estates, Egret Landing, Jupiter Ocean and Racquet Club, Sea Brook Place, Jupiter Yacht Club, Jupiter Bay, Ocean Parks, and Abacoa, a master community with a unique culture families love. Expect a mixture of condos, townhouses, and SF residences - 740 square feet to over 5,700 square feet (UA) - with home values ranging from $232 to $992 per square foot (UA).

HOA fees generally range on the lower end of the spectrum described above due to massive resident numbers sharing the costs.
