One of Florida's most impressive 18-hole 72-par golf courses is Turtle Creek Country Club, designed by reputable links architect Joe Lee in 1969 on an approximately 150-acre real estate footprint connected to the navigable Loxahatchee River (on its eastern border). It was an ideal landscape to carve out rolling fairways, in-land peninsulas, and winding lakes through naturally flowing tropical vegetation. 

As is frequently the case, Turtle Creek Country Club homes for sale emerged in the 1970s, maximizing the aqua-centric and garden vistas from over 204 single-family homes and 33 condos & patio homes. • Annual dues from $18,000 to $60,000 to play on a private golf course + access to elaborate amenities (such as tennis, pickleball, restaurants, resort-style pools, fitness centers, valet, etc.)
• A moderate discount on the above for a social membership (i.e., all amenities minus golf)

Notably, the described cost structure is separate from any HOA fees related to residence benefits on the campus. So, buyers of Turtle Creek real estate can transact:

• However, the monthly fees for riverfront condo owners additionally provide building insurance, maintenance, roof repair, plus heated swimming pool and grand clubhouse access, taking the dollar value close to $500 per month. 
• On the other hand, monthly HOA fees for single family homes, left to cover many of the condo-type costs themselves, are a little over $100 monthly.

From a pricing perspective, we researched closed deals this year. We discovered that the enclave is a high turnover location with 17 completed sales, two under contract, and one still MLS active.

To demonstrate, 13 Turtle Creek homes are currently available for sale. Values range from $242 to $1,467 per square foot (UA), and prices from $340,000 to $3,162,000 in absolute dollar terms. So, what does this mind-boggling variance tell us?

1. Waterfront homes on the Loxahatchee River with yacht slips behind the house (minutes away from the Jupiter Inlet with no fixed bridges) reflect massive premium pricing significantly higher than the average.
2. Waterfront condos, in general, bring up the rear end of the pricing range.
3. Aside from (1) and (2) above, much depends on remodeled upgrades and vantage points on the campus.
