Reading other reviews of homes for sale in Emerald Dunes, one gets the impression that the private country club, which embraces one of the state's most respected golf links (plus its impressive amenities), is open to homeowners on the campus. Indeed, after scanning numerous real estate write-ups, nowhere does it explicitly say they are not. So, we clarify here that the 688 attached townhouses and condominiums covering the 120-acre layout of rolling fairways, spectacular tropical vegetation, and stunning waterways have no mandatory membership obligations. Therefore, unless the subdivisions have their own amenity packages (see below), CC facilities are off-limits. Thus, for this overview, we're only interested in what comes with the homes bought and sold within a non-membership CC setting. Remember, of course, residents can apply for entry as CC members under separate arrangements.
There are three subdivisions in Emerald Dunes, West Palm Beach, 24/7 guardhouse-secured, constructed between 2006 and 2008. The developers strategically located them to maximize the breathtaking outlooks across the golf course's green spaces, putting greens, and water holes. Typically, the original owner handovers delivered open-plan living rooms, stainless steel gourmet kitchens with granite countertops & splashbacks, walk-in closets, spa-like bathrooms, and private laundry rooms. Condos in the Villas section came with terraces or covered balconies, and townhouses featured screened patios.
Regarding amenities, the construction packages embraced outdoor heated pools with sundecks, spas, and BBQ areas as a minimum. Other than these, the dimensions, accommodations, extra amenities (in the Villas), and HOA fees connected to each vertical vary, so please see below for more details.

Monthly HOA fees are around 15 cents per square foot of condo ownership.
Notably, homeowners have remodeled their units (to a lesser or greater degree) over the years, thus enhancing offers on the MLS.
