• This community is not on Palm Beach Island, although its newly-minted name sounds like it is. Indeed, it rests on a beautiful real estate footprint on Flagler Dr in Downtown West Palm Beach with a direct outlook across the sparkling azure lagoon-like waters of the Intracoastal Waterway. 
• Unfortunately, from the outset in 1985, financial mishaps drove the development into foreclosure soon after inviting the public to buy. At that point, Donald Trump entered the picture as the acquirer of the twin towers from the Bank of New York (who lost approximately $50 million in the transaction).
• Despite extensive renovations and Mister Trump's efforts, around 50% of the units remained unsold in the1990s - limping along but staying above water into the new century. 
• During this entire period, the 32 story towers were known as "Trump Plaza".
• Fast forward to 2021: Many years of resident in-fighting culminate in a vote to remove "Trump" from the community name.
• Finally, in 2023 (the writing of this article), condos for sale in The Plaza of the Palm Beaches from 224 residences (including two-story townhomes) - priced in the mid-200,000s during the 1990s - registered values in the multi-millions. 

It may seem like the name change created the price escalation, but that’s not the case. Indeed, it's essentially the result of Downtown West Palm Beach becoming highly desirable from 2000 onward with the emergence of The Square (a focal shopping center only a few blocks from Trump Plaza). This real estate program quickly developed into a mainstream high-end residential location with towers like One City Plaza and The Prado entering the landscape. In addition, a few mega-luxury condo enclaves (e.g., La Clara and The Bristol) rising on Flagler Dr (not on the island), thus confirming the tight section west of the Palm Beach bridge as desirable to multi-millionaires and The Plaza's authenticity as a high-caliber luxury community.

In addition, the package includes 24/7 high-tech security, stunning campus manicured gardens, allocated underground parking, valet parking, a door attendant, and full-time concierge services. Unfortunately, however, HOA fees of over $1 per square foot of condo ownership are relatively high versus the incredible facilities offered by modern competitors (see below).  

Pricing Analysis

Our team has reviewed prices streaming through in 2022/3 (with a footnote that values change over time) and discovered that they ranged between $750 and $2,384 per square foot (UA) - a massive $1,634 differential (or 217% value gap on the bottom level). It indicates, for example, that similar 3,500-square-foot (UA) condos sold from $2,625,000 to over $9 million! That's a mind-boggling variance, which tells us there are diamonds in the rough in this enclave, and MLS listings may be sticking out with possible bargain price tags. Imagine the upgrades you can do yourself as a condo owner with a few million dollars saved from your deal. 

Downtown West Palm Beach Location

The Plaza's allure connects to the proximity of everything being reachable in minutes, even by foot or bike. The Square and Clematis Street are next door with coffee shops, restaurants, bars, delis, supermarkets, and nail salons - indeed, every retail convenience under the Florida sun. Across the bridge on Palm Beach Island are golf courses, beaches, Worth Avenue top-brand outlets, more eateries, and live entertainment. Also, yacht docking, parks, and miles of waterside trails. Finally, clinics, good schools (see below), and an international airport are fast drives from any Trump Plaza address.
