Jupiter Bay condos for sale (vintage 1984 to 1990) appeal to a diverse audience. The over thirty-acre real estate footprint attracts full-time owners (19.2%), snowbirds (41%), and investors who lease the units out or use them personally (39.8%), according to the HOA. Accommodations range from 662 to 1,250 square feet under air. Indeed, there are 359 units in fourteen buildings - 5 x two-story, 6 x four-story, and 3 x five-story - many clustered around a bridged in-land lake, covering around 23% of the landscape and featuring an impressive central fountain.

The community’s eastern border leads into Carlin Park, with its spectacular tropical vegetation and trails that residents use for a short stroll to Jupiter’s magnificent beaches. A few steps west of the neighborhood rests the Jupiter Bay Tennis Club featuring seven lighted Har-Tru courts under the direction of professionals with coaching, socializing, and league programs for members and non-members of all ages.

The Jupiter Bay Condominium HOA is a not-for-profit corporation (under a five-member board) structured to control the management of multiple towers under a master association and eight sub-associations. Monthly HOA fees appear to be $700, irrespective of the unit size. Still, bringing that into the conversation is crucial when considering the MLS options available. The amenities provided cover the following:

  • Low-density housing with stunning aqua-centric and greenbelt vistas from every vantage point.
  • Classified under Florida Statute 509 as a “Transient public lodging establishment,” Jupiter Bay owners can rent to tenants three times or more annually, even for less than a month (the pinnacle of leasing liberalism).
  • A lighted walkway circumventing the lake.
  • 24/7 gated security with evening patrols.
  • A picturesque walkway through Carlin Park to the beach.
  • A clubhouse embracing:
    • Two heated swimming pools, a sundeck, and a spa.
    • Recreational rooms for parties, meetings, card games, and socializing.
    • A poolside restaurant with an outside Tiki bar, delivering live evening entertainment.
    • A bocce court & two hard-surface tennis courts, exclusively for residents, complementary to the adjacent tennis center (see above).

The developers delivered a variety of models that included one-bedroom/one-bathroom, two-bedroom/two-bathroom options, and two-story townhouse-style condos - something for everyone meeting the demographics described above. They also offered interior packages with ceramic floors, galley-style kitchens, open-plan configurations, and private balconies. Notably, over the years, some owners have remodeled to appeal to tenants (if investor-owned for leasing) or to create extra comfort for family occupation.
So, when looking at the MLS listings, don’t be surprised to see all or some of the following:

Finally, ask sellers questions about integrated high-impact glass windows and doors, replaced roofs, and new air-conditioning. Why? Because these renovations are realistic considerations in pre-1990 complexes (and thus Jupiter Bay in Jupiter). Unfortunately, buyers frequently sign the dotted line without due diligence, only to learn that these extra costs fall on their shoulders down the line. However, we have a solution for you (see below).

At this write-up, we noted four units sold in 2022 and three in contract in early 2023. Also, 5 homes are currently available in Jupiter Bay. The price range swings between $380 and $550 per square foot, unsurprisingly representing a $170 variance. How come? Because vintage, position on campus, upgrade levels, and views play into the equation, creating significant confusion in agreeing on a fair price.

Jupiter Bay condo owners enjoy an incredible location connecting to a fantastic nature preserve, the beach (with turtle nesting), and in-community activities. Aside from the latter, Jupiter’s nearby commercial center provides numerous shopping hubs with boutique outlets and national chains, supermarkets, galleries, restaurants, bars, coffee shops, golf courses, boat docks, excellent schools (see below), and miles of trails. Indeed, every high-end service and retail convenience one can imagine. Then, a short drive on the I95 (less than thirty-five minutes) and you are walking into an international airport, a choice of top-rated clinics, The Square mall in West Palm Beach Downtown (WPBD), live entertainment on Clematis Street, or browsing the Worth Avenue iconic brand stores.

A huge attraction in this development is the liberal renting protocols + luxury, which is difficult to find in Florida because HOAs generally impose highly restrictive non-owner residency regulations. However, the towers around the WPBD  shops (significantly more modern with high-end interiors) focus on investor-friendly leasing rules while providing full-service amenities, proximity to the Intracoastal on Flagler Drive, and a quick bike ride to the sea. It’s the essence of New Urban Living (NUL) taking the state by storm-no wonder more than 10,000 reside in this tightly-knit tower collection.

As a result, please review One City Plaza, Two City Plaza, City Palms, The Prado, City Place South Tower, Metropolitan, The Whitney, 610 Clematis, and The Strand. Moreover, Palmetto Place (in Boca downtown) and City Walk (off Delray Beach’s Atlantic Avenue) are parallel opportunities. Finally, rental condos and townhouses are also at the core of Abacoa here in Jupiter, where complexes like Sophia (one to three bedrooms) and Dakota cater to tenants wanting a community spa, pool, fitness center, and conference room.

Partnering with the ZFC Real Estate team gives you entry to a compendium of lifestyles from country clubs (CCs), contemporary resort neighborhoods with CC amenities, boating suburbs with 100’ foot slips in the backyard, estate SF houses in secure compounds or historic districts (like El Cid and Magnolia Court), and unique active adult communities. We save our clients thousands of dollars when they settle on their dream homes, hassle-free, in the projects that suit them down to the ground.
