• Envoy (1984-vintage) - 19 stories, containing 148 condos comprised of:
  • Three bedrooms (2,250 to 2,584 square feet under air (UA) + two balconies. 
  • Two-bedroom units  (around 1,855 interior square feet), plus a balcony.

• Consulate (1980-vintage) - 22 stories, containing 126 luxury condominiums (averaging around 2,350 square feet UA).
• Parliament East (1982-vintage) - 12 stories, 45 units, ranging between 2144 to 3209 sqft (UA).
• Three towers - Washington, Lincoln, & Jefferson (All 1972-vintage) - 20 stories each, 342 units in total, ranging between 898 to 1499 square feet (UA).
• The Senate Condominiums (All 1975-vintage) - A group of five low-rise constructions from 2 - 5 floors. They rest next to the multi-million dollar SF mansion section - Estates at Banyan Cay providing a clubhouse and heated pool with sundeck & loungers exclusive to Senate residents.

   (b) The HOA fees:
   • • These can go as high as 80 cents per month per square foot of home ownership in the towers). 
     • Indeed, $1,000+ is typical for units over 2,000 square feet (UA).
     • Notably, SF Houses (no matter what the square footage is) pay a basic HOA for common ground maintenance of less than $400.
5. Remodeling features in many residences installed by homeowners. You’ll discover homes and condos on the MLS with:
   (a) The latest granite, marble, wood, quartz, and stainless steel materials adorning countertops, islands, custom cabinetry, and top-brand appliances. 
   (b) Recessed designer lighting, high-impact windows and sliders, private pools & summer kitchens (In SF options), and more.
