Some condo owners who bought directly from the developers have springboarded off the delivered open-floor plan models, high-impact windows and sliders, terraces, stainless steel appliances in gourmet kitchens, and ceramic materials to remodel with stunning upgrades. The latter includes upscale granite, marble, engineered wood materials for countertops, islands, and new wide-plank flooring. Also, designer lighting and floating vanities. On the other end of the spectrum, units appear on the MLS with only a smattering of additions (as described above).

Pricing Of The Strand Condos For Sale

However, despite the significant variance in views and renovations in the tower’s units, closings of condos for sale in 2023 were no less than $644 per square foot (UA) and much higher. For example:

• A 1225 square foot (UA) condo closed at $920,000 (a whopping $775 per square foot UA)
• A 666 square foot (UA) one-bedroom studio fetched $713 per square foot (UA).

Still, a price gap of $131 per square foot (UA) signifies a variance of at least $150,000 for an average size condo. Thus, prospective buyers for MLS opportunities should have a ZFC buyer’s agent in their corner to ensure they negotiate the best deal possible, leaving no money on the table. 

In our opinion, the relatively high valuations are a function of curtailed leasing activity, thus limiting the short-term tenants passing parade.
