• A 1700 square foot first-floor corner two-bedroom (plus den) condo with a wrap-around enclosed patio looking out over garden & golf course vistas.
• Top-to-bottom renovation in the kitchen with the latest synthetic materials and upgraded stainless steel appliances.
• A reconfigured open-floor plan
• An asking price of $600,000 in 2025 (a seller's market) - $350 per square foot (UA).

Conversely, a unit closer to the original handover (minimal remodeling) sold recently for under $500,000 - $280 per square foot. • The Gleneagle website is pretty tight about releasing information on membership fees. We investigated nonetheless, and saw it ranged between $10,000 to $15,000 annually (billed monthly) - considerably inexpensive for a CC of this caliber. Why? Because in most cases, we expect to see $3,500 and up monthlies, stretching to $5,000 (i.e., $42,000 to $60,000 annually).

In summary, we see Gleneagles in Delray Beach as a fantastic option in the CC category, with HOA fees of $361 monthly + Full Membership expenses at around $1,500 pm. Please appreciate that the latter is a compelling value proposition considering the massive menu of benefits. However, we urge you to inquire about the sales tax attached and any special assessments, which could take the number above $2000. We suggest regarding the equity fee as part and parcel of buying a home here - still a roaring bargain versus other CCs.
