The title New Floresta is a misnomer. On the contrary, It's a mature, well-established subdivision with beautiful Floridian foliage everywhere, surrounding two spectacular lakes. The reason for the "new" is that there's an Old Floresta neighborhood significantly more south-east across I 95 - the first historical Boca Raton neighborhood and close to a century in age. 

The single family homes in New Floresta are custom-built, resulting in a luxury neighborhood that shuns artificiality and embraces everything natural the tropical environment offers its residents. Lot sizes are quarter to half acres, and the architecture fits right into the Addison Mizner mold that has influenced South Florida between Miami and the Palm Beaches for decades. Expect to see Mediterranean and Spanish Colonial (one and two-story) designs. That’s unless you encounter the rare example of the latest contemporary home erected after demolishing the original construction. The houses are relatively small (between 2000 and 3500 sq. ft.) in most instances but not lacking in character and uniqueness.  

Again, we should point out that New Floresta real estate is far from the GL Homes and Toll Brothers approach that converges on around eight models, albeit sleek and avant-garde, with extensive amenities for homeowners to enjoy. There is, however, a modest monthly HOA fee of $187 for skeleton services like cable and maintaining the common areas (check the community HOA docs for details).

One of the most compelling aspects of this one-of-kind community is its centrality, sincerely appreciated by buyers judging by the prices they're paying to live here. Zoned for A-rated schools (also see below) and a brisk walk from the famous Town Center Mall on Glades Road, and a short car ride to Mizner Park, New Floresta is in the thick of the city action and Downtown Boca Raton. Every person-comfort and grooming convenience is on the residents' doorstep, and eateries from casual to fine dining are a few minute's drive in all directions. Getting to the beaches is around four miles as the crow flies, and sophisticated healthcare facilities for every need, including the Boca Raton Community Hospital, are not far away.

Pricing of New Floresta Homes

Examining the MLS, clearly, there's a gap in current sellers’ expectations versus those recently transacted between $350 and $450 a sq. ft. (UA). Remember that numerous luxury homes in the area were constructed over twenty-five years ago and enter current markets with various degrees of renovation. Either way, bargain opportunities in New Floresta for patient buyers are possible if willing to renovate after securing a purchase.
