We find that HOA fees are a massive factor in home buyers' decisions. Therefore, when older buildings' maintenance fees stretch over $2000 monthly, they can be a drag on pricing. Consider the following:
- A 4,200 sq. ft (UA) condo in 200 East Palmetto carries a nearly $4,000 monthly HOA - that's hefty.
- A 2,500 square foot floor plan is a bit more reasonable, around $2,200 but still pushing it.
- Therefore, it's not surprising that condo prices start at just over $500 per square foot (UA) to $730 (observed recently in the hot real estate market). The latter is substantially below the modern echelon, with realistic prices between $1,100 and $2,200 per square foot.
