Gordon Homes initiated Azura Boca Raton before the financial crisis. Unfortunately, the economic disruption shattered its vision of completing a super high-end single-family showpiece soon after building the infrastructure and only a few houses. Toll Brothers - a leading high-end single family home construction company and public entity - took over the baton in 2011 to bring the original theme to fruition. Visitors and residents enter through a 24-hour security gatehouse bordered by elaborate fountains and Tuscan-style terraces. It's only a hint of what comes next. A shimmering lake in the middle of the acreage and spectacular views deliver a peaceful ambiance for many of the homesteads. Toll took full advantage of this, but that's only half the story.

So far in 2023, the record value for a home sold in Azura in Boca Raton was well over $600 per square foot under air; one of the community's smallest models (3282 sq ft) sold for $2.1 million. Comparing Azura to other Boca Raton communities

Despite the galloping property valuations in Boca Raton since COVID-19, Azura offers homeowners notable comparative advantages. For instance, Seven Bridges or a new construction home for sale in Lotus, developed by GL Homes - selling single family homes for similar prices - are less central (i.e., 6 miles) and represents a more crowded community. Right next door in an extensive Toll development, Royal Palm Polo, similar but slightly more contemporary mansions are breaking the $4 million price barrier - unwarranted differentials. So, if you are looking for an intimate community with the luxury features only mega-luxury real estate tend to offer, this is worth a good look.

Another notable thing to remember is that Azura is amid Boca's most sought-after country clubs. Addison Reserve is almost adjacent. The Polo Club is a neighbor. Broken Sound, Boca Grove, St Andrews Country Club and Woodfield Country Club are little more than a stone's throw away. Although it has some enticing country club features, it doesn't fit into that category. There are no restaurants, golf courses, multiple entrances, valets, and outsized facilities. What does this signify? For one thing, having every facility on one's doorstep doesn’t necessarily create extraordinary asset value.

The records show home appreciation rates have outstripped or matched many country clubs. Secondly, there's no comparison to the monthly fees for maintenance and upkeep. Typically, golf member residents pay their clubs around $5000 monthly, an equity fee of over $100,000 (non-refundable in most cases), with mandatory restaurant support requirements in the region of $1500. The HOA fees, by contrast, are $1000 monthly, which makes the living cost substantially more affordable.

Boca Raton offers all its residents exceptional shopping, healthcare, entertainment, hundreds of restaurants, and forty-four golf courses (many of which allow public access). 

So, in summary, Azura is an excellent example of living the South Florida life in the heart of Boca Raton while sacrificing little compared to their country club neighbors.

Azura Homeowners Association (HOA) and Fees

An HOA board's dedication and commitment generally symbolize the quality of the community. Azura's has left no stone unturned in installing state-of-the-art electronic security throughout the development. It has also refurbished structures wherever needed and met the challenge of managing the surrounding berm with over seven hundred trees and lush foliage. Indeed, the bulk of the HOA reserves focuses on keeping the tennis courts in tip-top shape, upgrading the outdoor pool furniture, and reshaping community spaces from corner to corner. These efforts haven't gone unnoticed by the residents and prospective buyers of Azura homes for sale.
