Richard was spot on. Palmetto Place condominiums, Boca Raton, is a 2003 vintage, mid-rise (nine-story) luxury residential condominium complex right in the center of the downtown Boca Raton action. It provides potential buyer entry to 255 units (one, two, and three bedrooms) ranging from 750 square feet of living space to a few 3000 sq. ft. penthouse duplex units. The compelling decider was that even in the hot Boca Raton real estate market in 2025, the per square foot value of around $500/$600 was right in Richard's ballpark! So, what did he get for his money? Consider the following:
- Pre-wired telephone, satellite, television, cable, and high-speed Internet access.
- A modern air conditioning system, hurricane impact windows and doors, and saturnia flooring.
- In European-themed designs, GE stainless steel appliances and upgraded finishes like satin nickel bath finish.
- Terraces ranging in size from 69 to 230 square feet.
Richard appreciated that Palmetto Place condominiums are not in the same ultra-modern category as the mega-million dollar Boca Raton condos he counted out. They also miss on the latter's rolling fairways and waterway vistas. Nonetheless, because Downtown Boca Raton conveniences were Richard's number one priority, he said it was a small price to pay, provided the amenity package rises to the occasion. And that it does!
Palmetto Place Condo Fees
Indeed, Richard's first questions to us were, "What lifestyle benefits do I get for purchasing here, and what's the monthly HOA Fee?" For his targeted 1500 square foot luxury Palmetto Place condo, the maintenance cost was a hair above $900 monthly, moving up or down in line with the condo size. This is more than reasonable for a full service building, considering that the other Boca Raton communities mentioned above, starting in the thousands, are amenity-wise in a similar arena to Palmetto Place condos for sale.
Amenities at Palmetto Place Condos
Alongside attractive palm tree and Downtown Boca views, Richard and his family had access to a heated resort style swimming pool (and sundeck), spa, cutting-edge fitness center (with personal trainers), indoor basketball court, and an elegant club room with billiard tables. In addition, valet parking and full-time concierge service include package acceptance & delivery, reservations, housekeeping, laundry & dry cleaning - even shoe repair and tailoring. Taking it further, in-community benefits include:
- 24/7/365 closed circuit TV security (with roving patrols)
- Personalized key card access.
- Five high-speed elevators.
- Spa services that cover massage therapy, manicures, and pedicures.
- A fully equipped business center.
- Bicycle storage.
- A climate-controlled wine storage room.
Palmetto Place Condo East Boca Raton Location
Located a little down the road from the avant-garde Alina development and Townsend Place on SE Mizner Boulevard, Palmetto Place Condominiums Boca Raton is within easy walking distance to white sand beaches, hundreds of eateries and bars, Mizner Park, and Royal Palm Plaza shopping centers. Numerous green spaces are dotted around, and if membership of the famous Boca Resort and Club hits your fancy, golf, pickleball, and tennis is within walking distance.
Are there alternatives to Palmetto Place in Boca Raton?
Having already reviewed upmarket options of Downtown Boca Raton condos, we broadened out, pointing Richard to Newport Bay Club, Seasons, and Mizners Preserve to find tennis-focused single-family homes with excellent clubhouse benefits in his price range. At the same time, we filled him in on relatively low HOA neighborhoods like resort-centric Boca Bridges, Seven Bridges, Lotus, Azura, and Royal Palm Polo. However, we highlighted that although the same $500 to $600 per square foot metrics applied, the homes started at 2800 and 3000 square feet, thus taking starting prices well over $1 million to as high as $4 million. Older homes for sale in country clubs like Woodfield Country Club, Addison Reserve, and Polo Club are attainable for between $500,000 and $900,000. The downside for Richard was the traditional +- $100,000 one-time equity payment (non-refundable) and around $5000 HOA fees monthly for more or less the amenities Palmetto Place condo delivered (minus in-community golf course.)
