Notably, some (not all) unit owners in this enclave have gone the extra mile to upgrade their interior, replacing dated carpets, mosaics, and porcelains with contemporary granite, marble, stone, and wood. Also, high-impact windows, replaced roofs, gourmet kitchens, sleek flooring, and spa bathrooms have made frequent MLS appearances.

Monthly HOA fees of around $558 (over and above the annual club dues) contribute to the gated security (described above), campus upkeep, building repairs/insurance, and the satellite pool in the sub-community. 

Recent closed deals reflected prices between $360,000 and $699,000, with valuations from under $195 to $380 per square foot (UA). Price gaps like this reflect massive differences in sellers' remodeling efforts, floor plan choice, and view quality, particularly sensitive in multifamily subdivisions.
