The common theme is privacy, family-togetherness around an excellent commercial infrastructure, and community support. In some instances, HOA governance prevails, while other residents covet zero monthly maintenance in open "no bells and whistles" suburbs. Vistas from backyards, sidewalks, and all vantage points vary from “breathtaking aqua-centric” to “stunning garden-like” outlooks through mature palms, oaks, and cypress groves.

Eighty-six properties changed hands over our eighteen-month MLS analysis. Home values where all over the board, and HOA fees were invariably in the equation, which frequently include community amenities, building repair/insurance, and lawn care. Irrespective of the subdivision, we advise asking whether the HOA charges apply, what benefits they provide, and the monthly absolute dollar cost.

Prices ranged from $220,000 for a 1-bedroom 968-square-foot condo to a Whispering Woods fairway home (nearly 6,000 square feet) for almost $2 million. The per square foot metric was between $220 and $430 - with many in the $300 to $350 range - reflecting the expected diverse vista quality, campus positions, and seller upgrades. Notably, 75% of the homes sold for under $400,000, and only 8% settled for over $600,000.

Finaly, no review of the area would be complete without mentioning the small enclave within Boca Del Mar known as Montoya Circle where home values are considerabely higher do the large demand from buyers who select the community specifically to be within walking distance of the amenities there.
