There are two crucial drivers behind Boca Lago that prospective buyers should be aware of:

  1. Monthly HOA fees depend on the subdivision. For example, some multifamily opportunities include insurance of buildings, maintenance of common grounds, repair services to units, plus possibly clubhouse facilities, heated pool, 24/7 closed-circuit security, and gyms. In others, more specifically, the single-family compounds, services are relatively less. HOA fees for multi-family units with various services and community amenities ranged between $450 and $850 monthly. Be sure to nail down this metric when buying.
  2. Residences entering the MLS reflect a complete knockdown/new construction, substantial renovation, or a unit little changed since the developer’s handover. Consequently, while the facades may look Old Florida in many cases, don't be surprised to see some listings with:
    • Stunning gourmet updated kitchens featuring custom wood cabinetry, onyx, marble, & granite countertops, and top-brand stainless steel appliances.
    • Beautiful Italian porcelain or engineered wood flooring.
    • Spa-like bathrooms and open-plan living spaces, including walk-in closets.

Boca Lago Country Club Price Analysis

Boca Lago Country Club is a massive turnover community, with 140 homes changing hands over our eighteen-month evaluation window. The highest price for new construction was $760,000 (around $300 per square foot UA), reflecting all the abovementioned upgrades. Indeed, we see that as fantastic value for an out-of-the-box residence (even though it was multifamily). Conversely, dated homes with few enhancements were on the block for as low as $250,000, buying 1,200 square feet (UA) - a little over $200 per square foot (UA). These are ready for the buyers to take on remodeling from scratch, thus meeting personal tastes. 

As one can imagine, prices between the high and low are all over the show, depending on residence type, location on the campus, vista quality, age-restricted (or not), and seller upgrades.
