Boca Woods Country Club is an all age golf community in West Boca Raton. There are several country clubs in Boca Raton, mostly on or close to Jog Road, including Woodfield Country Club, Broken Sound, Polo Club, Boca Grove, and Addison Reserve all in the heart of Boca Raton. Most of them pre-date 2000. Boca Greens and Boca Woods Country Club are located west of State Road 7.

The theme of a Country Club is to create a feeling of comradery around several activities, including golf, tennis, pickleball, and ongoing social events held in clubhouses and in-community restaurants.

However, with it comes establishing watertight security at the entrances & patrols, valet services, maintaining at least eighteen hole golf courses, tennis, and fitness centers, basketball courts, elaborate pool decks with loungers, cabanas, and poolside service.

1. Look carefully at the HOAs that govern country clubs in Boca Raton. These entities focus on continually leading the pack in modernizing the leisure infrastructures, going bigger and better than any other CC in the region. As a result, there are frequent rebuilds and renovations with extra resident assessments (i.e., HOA history is something CC buyers must be aware of before committing).
2. In Addition:
   • Golf course fairways require complete grass and layout revamps every few years.
   • The CC sub-community HOAs have their own agendas and budgets. 

In short, country club upliftment on massive acreage landscapes is expensive. Undoubtedly, country club living provides a leisurely South Florida lifestyle, but homeowners must be ready to fork up the maintenance fees monthly.

Boca Woods Country Club Membership & HOA Fees

Potential buyers interested in purchasing one of these homes for sale can enter mandatory membership in two optional ways:

1. There’s an equity charge to become a golf member, which automatically includes all other activities mentioned above:
   • $25,000 that aligns with house ownership and repayable when the residence sells. In addition, there are around $1,500 monthly golf membership dues.
   • An initiation fee of $50,000 that’s non-refundable.
2. Sports membership (i.e., excluding full golf playing rights), along similar lines to golf, aligns with $18,000 refundable and $21,000 non-refundable. Also, $850 monthly with sales tax included.

Generally speaking, there’s also a non-resident membership available along the same lines as (a) above. Moreover:

• Every member must support the restaurants for a minimum of $1,000 annually.
• Aside from the above, HOA fees are $380 monthly for all residents.

Notably, many of the competitor Country Clubs mentioned above are substantially more expensive, going over $100,000 for initiation (non-refundable) and over $5,000 monthly for golf eligibility. Thus, the Boca Woods membership package isn't unreasonable. The one attractive metric is that Boca Woods homes are in some cases, closing at under $300 per square foot but need new homeowner renovation. With good remodeling, residences are between $300 and $400 per square foot. So, we believe this home price make it a viable consideration if the Country Club lifestyle appeals to you at more affordable levels.

Country Club oriented buyers primarily focus on a narrow platform. So, what other real estate alternatives should Boca Woods Country Club prospects look at?

• Of course, the more elaborate country club options mentioned above.
• Moreover, we recommend Grande Orchid, Newport Bay Club, Seasons, or Santa Barbara, affordable tennis-centric secure neighborhoods offering several other South Florida luxury resort style amenities. They represent reasonable property pricing (consistently under $1 million for a SF house) and significantly lower HOA fees (under $800 monthly). Equity payments aren’t in the mix.
• Conversely, if ready to go over $1 million for 4+ bedroom homes, consider contemporary Toll Brothers resort-style developments with several CC features - Azura, The Preserve, Royal Palm Polo, and GL Homes' - Boca Bridges, Seven Bridges, and Lotus. Again. No equity country club dues, and HOA fees around $1,000 monthly.

Convenience and accessibility to Boca’s infrastructure are seamless and fast for all residents. Boca Town Center (a primary regional mall), banks, healthcare centers, gas, supermarkets, watersports, beaches, and good schools - you name it, are all within easy reach.
