Amenities At Porta Bella Condos
The amenities and services delivered for monthly HOA fees are a little complicated, as they're not uniform in a few respects (please see a breakdown below). Also, please note that we couldn't get a handle on the precise formula that calculates the monthly HOA fees, which we can usually assess quite quickly. They range from 56 cents to $1 per square foot (UA) of unit ownership. Thus, checking the applicable number to the condo you're interested in is always advisable.
All towers include the following services or facility access:
- Building repair & maintenance.
- Tower insurance.
- Security patrols.
- Common grounds maintenance.
- Assigned parking for residents and guests.
- Restful picnic areas with gas grills.
- Sizable heated pools, sundeck with loungers, and spas.
- Lighted tennis courts.
- Well-equipped fitness centers.
- Boat dockage, water, and electricity access for yachts up to 50' for reasonable fees.
- Clubhouses with various spaces from billiards to libraries, games, and card rooms (but different combinations in each tower).
The Porta Bella East and West Towers (not the South Tower) contain:
- Putting greens.
The Porta Bella East Towers exclusively provide:
- A 24/7 gate attendant.
- A floating jet ski dock available for residents use, custom-made for launching jet skis, paddle boards, and kayaks.
The Porta Bella West and South Towers exclusively provide phone entry.
The South Tower exclusively provides:
- Extra storage for residents’ use.
Pricing Of Porta Bella Condos For Sale
Real Estate price analysis revealed twenty-six condos sold in our 16-month evaluation window. Prices ranged from $299,000 to $1 million. Valuation per square foot (UA) was as low as $177 and stretched to $571 per square foot (UA) - a massive price gap (indeed, the most significant we have ever encountered - 2.2 x the lowest metric).
Prospective buyers of Porta Bella Condos for sale are right to be confused by the above valuation variance, tinged with an understanding that these condominium units have substantial negotiability. But, of course, water view, tower positioning, and upgrades count, yet not by the gap size above. Indeed, we believe the latter reflects that emotions played a role in past deals.
Porta Bella Of East Boca Raton Prime Location
Residents leaving Porta Bella are within a ten-minute drive of Downtown Boca Raton and its over a hundred restaurants, bars, coffee shops, primary shopping centers (Mizner Park & Royal Palm Plaza), and boutique outlets and all that the vibrant city of Boca Raton has to offer. In much the same time, they can access similar conveniences on Delray Beach's Atlantic Avenue.
In between, it's a hop, skip, and a jump to the Town Center regional mall, supermarkets, national chains, parks, white sand beaches of the Atlantic Ocean, banks, beauty & nail salons, the Intracoastal Waterway, tennis courts & pickleball venues, and excellent schools (see below).
