East Boca Raton

East Boca Raton attracts multi-millionaires ready to pay between $1,200 and $2,500 a square foot under-air. The startling observation is these communities are not directly on the beach or Intracoastal, and views are predominantly city, golf course, and distant water views. The developments most in the limelight are Mandarin Oriental (selling for $11 MM plus), Alina ($6 MM plus), Royal Palm Residences ($4 MM plus), and Tower 155 (above $2 MM). Interestingly, these have uplifted older downtown condo buildings like 200 East and Townsend Place.

Downtown Boca Raton is a magnet for the rich and famous, providing visitors and members with a mind-boggling array of beach, fitness, golf, tennis, pickleball, spa, and dining facilities. In addition, condo complexes on the Boca Resort campus command unsurpassed waterfront positions facing Lake Boca Raton and the azure-blue Atlantic Ocean. Consider towers like Presidential Place, One Thousand Ocean, Mizner Grand, and off-Resort neighbors Luxuria and Excelsior, demonstrating prices from $4 MM and higher. 

From another angle, developers pre-2000 grabbed most of the choice real estate on the west and east sides of the A1A, resulting in mid-rise and high-rise towers that are now averaging 50 years. The latter offers residences ranging from 1200 to 4000 square feet with spectacular views, upholding home values starting at $600 and breaching $1000 per square foot.

Notably, HOAs in charge of these condominiums have implemented concrete reconstructions, roof replacements, and extensive renovations to pools, sundecks, fitness centers, lobbies, and clubhouses. ZFC Real Estate covers the entire gamut, including Beresford, Sea Ranch Club, and Placide, to mention a few of many. 

Notably, HOA fees in full-service condo buildings that cover security, concierge convenience, beach club attendants, and more average around $1 per square foot of condo ownership. Thus, monthly maintenance of downtown, Resort, and A1A residences starts at $1400 and stretches to $6000 - a consideration buyers frequently miss in the evaluation process.

Zero and nominal HOA charges attract many yacht owners to acquire Boca Raton real estate in the ungated Intracoastal suburbs and their attached canals. The magnet for these residents is a 100' boat dock in one's backyard with no fixed bridges in a short traverse to the ocean. Custom builders have converged on these locations, offering homes priced from $2.8 MM, going into the upper seven digits. Golden Harbour, The Sanctuary, Royal Palm Yacht Club, and Boca Marina are prime examples in this category. Finally, there are numerous neighborhoods in East Boca Raton undergoing regeneration, like Old Floresta - the city's one official historic district.

Central Boca Raton

Single Family home communities stretching from the I95 to a short distance west of Jog Road are in the heart of the city, yet only a handful of miles from the beaches and downtown. Thus, Central Boca Raton homes for sale can enjoy privacy, gated seclusion, and five-star luxury without sacrificing the privileges of big city living. The mainstream lifestyle verticals that define this section of the city are as follows:

Estate homes in communities with at least one acre lots, high-tech security, and vast lake inclusion that appeal to buyers for mansions, few bells and whistles, connection to nature, and relatively low HOA fees. The best of these are Le Rivage, Long Lake Estates, Le Lac, and Fieldbrook Estates.

Country Clubs offer golf, tennis, pickleball, valet services, restaurants, and upgraded pre-2000 homes. Also, five-star resort pools, fitness centers & spas. The country club category includes Polo Club, Woodfield Country Club, Boca West, Addison Reserve (Delray Beach), Aberdeen Country Club (Boynton Beach), and Broken Sound. Notably, prospects can snag houses for under $1 million but should be ready to pay an equity fee of close to $100,000 and monthly HOA levies of $5000 or more.

Resort-style communities providing luxuries and security similar to the country clubs - minus golf and valets. The modern ones built by Toll Brothers are Azura and Royal Palm Polo, with homes starting at $1.8 MM and average monthly HOA fees of $800.

Older tennis-centric single family enclaves such as Seasons, Newport Bay Club, Santa Barbara, Mizner’s Preserve, and Grande Orchid attract many buyers seeking home values from $700,000 to $1.5 MM.

Pre-1990 ungated suburbs following the traditional Addison Mizner formula of Mediterranean architecture (prolific throughout Boca Raton and other South Florida cities) have escalated in value after reflecting significant upgrades. These communities feature unique designs, large quarter to half-acre lots, private pools, summer kitchens, biking trails, and limited amenities. We suggest Millpond, Old Floresta, or Colonnade.

West Boca Raton

West Boca Raton emerged as a trendy part of the city when GL Homes initiated developments competing head-on-head with Toll Brothers in the central region. 

The best of these are Boca Bridges, Seven Bridges, and homes in Lotus. In addition, the commercial development described above has extended west, bringing older communities like Mission Bay and non-equity, relatively inexpensive country clubs like Boca Pointe, and Boca Greens into the "much-sought-after" picture.
